Dear Ms. Herbert:
Please see the following comments in reference to,y6ur,8/9/00 fax regarding the responses of the
planning department.
Lighting photometric calculations were not included under the gasoline canopy. of the proposed
development area as'ihis area.shall be considered'fhe future"tenants responsibility.
Calculations were completed for this filing as atypical ,coffimerci al area. Future tenants shall
provide, additional lighting under canopy maccordance with the City's standards, and include
lighting contributions from the current proposed filing.
The City of Ft. Collins requires that lighting levels shall not exceed 10 foot candles at any point.
Typically, gas stations propose 70 - 80 footcandles of light under their canopy for security
reasons and to make reading of pump instructions clear.: Special exceptions,,for items such as this
shall be requested by future tenant to the planning department.

Lighting Plan redlines:
a) Sheet 2 of 2 — C-store light levels under the pump canopy. Please
see attached letter from RJ McNutt and Associates, Inc.

open space area are pedestrian areas.

11) Parking to the c-store / retail area has been revised to accommodate the required
50' setback for parking spaces from streets.

Stormwater Utility:

20) Grading plan does show drainage improvements (swales, pipes, inlets, etc.)

21) The emergency access drives north and south of the open space area will be
scored concrete. The pedestrian circles at the ends will be stamped tan colored
concrete.
22) The residential units will have some variation in materials and colors.

All emergency access areas will have painted curb and posted signs.

6) Plan labeling has been enlarged to make the plan more legible.

1) The overlap was corrected. The vacated easements were not shown per
Sheri (Engineering) and John VonNieda (TST). A note was added to the
plat indicating any easements not shown or specifically mentioned were
vacated with this plat.

8) Technical Services ( Mapping / Drafting Department):
a) Storm Water Department requesting specific easement for Storm Drainage
purposes.

5) Zoning Department:
a) Handicapped ramps are shown where sidewalks meet the
enhanced crosswalk
b) Residential trash enclosures 10' x 12' are sized to
accommodate 2 dumpsters ( for trash and recyclables).
c) Plant note # 4 wording has been changed to read " value of
landscaping and installation".
d) Acknowledged. Note # 14 has been adjusted. The site plan note on trash
enclosure gates has been changed to say "all trash enclosures will be
gated'.
e) Elevation sheets have been identified as residential elevation on sheet 4 of

Dear Steve:
We have reviewed the staff letter dated July 10,2000 and have the following comments:
1) Public Service Company (New Century Energies):
a) See revised utility plan regarding revised utility layouts including shallow
utilities.
b) All trees have been checked with utilities. See revised landscape plan.
c) See revised utility plan.
d) See revised utility plan.
e) The water meter pits are located with a min 4' clearance from gas lines.
