If the improvements from Hearthfire Way to CRII are accepted these plans will need to address how the CR13 improvements will tie into existing Douglas Road. " R Understood. Intersection detail sheet 15/21 Douglas Road Improvements Plan Set is included for your reference. This is provided as reference only, and is not part of Hearthfire 2"d plan set. We trust that this response has addressed all of your specific comments and concerns. Collins, Colorado Response to Engineering Comments dated March 05, 2001 Plat • "Unless you have some private streets or drives that I do not know about yorr do not creed the NOTICE that has been placed on the plat regarding this. Also don't appear to need the note regarding maintenance of private drives. " R This note has been removed. • `It seems that since the Water Supply crud Storage Company and the Irrigation Company are the same, that one combined mote will work. Update the water supply and storage approval mote. I think the attorneys are still discussing this. I have written in what has been suggested by the City Attorney. " R The approval note has been changed. • `Provide reception # 's for existing/off site easements that do not have them listed yet when these are obtained " R Reception numbers are provided. The text has been changed as per your suggestion. 2. "Showing the outfall pipes cutting across the corner of lot 47 and not extending under the path. If this is what exists the ]"filing plans should be revised and an easement provided for the outfall. R This item has been addressed previously by separate document, and is identified on this plans set as drainage easement. An easement is also represented at this location on this plan set. 3. "How are you going to place the retaining wall adjacent to lot 48 without getting on the lot. Need a construction easement to guarantee that you have the lot owners permission to get on the property to put in the wall. " R Acknowledged. See comment response above. 4. "Need to indicate the inlet location on Town Center Drive. .Showing that inlets exist and that is the location of the low point will solve. the problem of a greater than allowed grade break. " R Two inlet locations are now shown on the plans. .5. `Detail sheet — See comments on the mid -block ramp. " R The transition detail dimension of 6' has been changed to match the redlined comment. This transition dimension is now 2'. In addition the detail for the "City of Fort Collins' Mid -block Ramp" has been removed since this detail was for attached walks, which are not included in the development. Collins, Colorado Response to Engineering Comments dated March 05, 2001 Dear Sheri, This is a response to your most recent review comments concerning the Final Utility Plans and Final Plat for Hearthfire P.U.D., Second Filing. This response will address several utility plan and final plat review comments, as well as written comments noted on your Revision Comment Sheet signed and dated March 5, 2001. Written Comments • "All off site easements and/or row are needed to scheduling of this project for a final hearing.' Easementsand ROW needed— I) row for CR13 — to be dedicated to the county 2) Cltility easement ac#aceni to CR 13 — to be dedicated by the county. 3) grading easement east of tract E and north of Hearthfire Drive. 4) grading easement as well as drainage easement on the Water Supply and Storage Property south of the southwest corner of the site. 5) construction easement for construction of the retaining wall on lot.48. Easements being dedicated to the county need to be submitted to the countyfor acceptance. I will need it formation from the county that they have been received prior to scheduling a hearing. " R All easements except for the construction easement noted in item #5 above have been provided to date. For construction purposes of the retaining wall on Lot 48, an easement has been added to the plans. The easement is now noted as "Temporary Retaining Wall Construction Easement." • "Tf is project will also not be taken to hearing until the plans for Douglas Road are completed and approved. Yon asked why this could not be taken to hearing as you are working on a solution to the off -site improvements. I am not willing to go in front of Planning and Zoning Board and the neighbors and discuss how and when this project is going to have the off -site improvements satisfied until I Innow that this will occur and how it is to occur. " R Acknowledged. • "Need to show the retaining walls) between lots 32 and 48 that are proposed May need to do a minor amendment to the 1"filing plans as the wall(s) are technically on the ]"filing. " R The retaining wall — part of the I" filing - has been added to the 2nd filing plan set. A minor amendment will not be submitted to the 1" filing.
