College Ave Fort Collins, Colorado 80522-0580 RE: Hearthfire P.U.D., tad Filing, Final, #31-95E Dear Doug: As per our meeting on Tuesday with yourself, Paul Eckman, Lucia Liley and myself, I am sending you this letter in response to your comments related to the Hearthfire 2°d Filing submittal. As we discussed, the two (2) issues which you are concerned about are the location of the existing trail to the area where the Showy Prairie Gentian was found around Richard's Lake and the storm water outfall easements at the end of Town Center Way. Note that these plants were located offsite between the existing trees and the lake. The trail was constructed as part of the 1' filing and stops at the property line between the Hearthfire development and the Water Supply and Storage property and does not cross the area where the plant is located. (This trail is highlighted on the enclosed portion of the Site Plan of the approved and constructed I' filing). The second issue has to do with the drainage easements at the south end of Town Center Way. These easements are required by the City to convey the historic drainage flows from the development down to the high water line of Richard Lake. As per the attached grading plan, the drainage swales follow the historic drainage patterns and are only graded on the north side of the existing trees. Again, the plant is located on the south side of the existing trees and this grading will not affect the plant.
