The affected ditch company's approval and signature block must be provided on the applicable plans. R A signature block has been added to all applicable sheets as requested. TECHNICAL SERVICES (MAPPING) DEPARTMENT 5. On the Final Plat, please remove all of the Revision Notes. R Acknowledged. 6. The Vested Rights Statement in not needed R Acknowledged. NEW COMMENTS ENGINEERING 25. This project will also not be taken to hearing until the plans for Douglas Road are completed and approved. R See response regarding this item above. 26. Need to have whiting petroleum signature on this sheet and all other applicable sheets — wherever work is shown within their easements. R See response regarding this item above. 27. Need to update sheet 22 — County Rd 13 on what proposed construction and what is existing road. Show the portion that is designed, but is not being constructed as being future. R Existing conditions and proposed construction improvements have been corrected and clarified. Future construction, and limits of proposed construction have been clarified. 28. Sheet 15 — Pavement patching to be in accordance with the changes shown. R The detail has been modified as per the redlines. A legend has also been added as requested. Collins, Colorado Responses to Comments Dated October 26, 2001 Dear Mr. Olt: This is a response to staff s most recent review comments concerning the Final Utility Plans and Final Plat for Hearthfire P.U.D., Second Filing, dated 10/26/01. COMMENTS FROM JUNE 27TH ENGINEERING 1. The big thing is still the required easements. easements. The City has not yet received the final, signed R Easement preparation is being coordinated with the developer's attorney, Lucia A. Liley of March, Liley & Olive, P.C. Please refer to Ms. Liley's response to this comment. Updated easement packages are being provided with this re -submittal. Additionally, please refer to responses provided PineCrest Planning and Design, LLC for all plat related comments. 2. The required Douglas Road improvements plans are not complete enough to schedule this item for public hearing. Some easements are still needed R The utility plans now include required easements. Please refer to comment response above. 3. There is "stuff" on Lot 48 of Filing One that affects this filing. R A 5-foot Permanent Access and Maintenance Easement will be dedicated by separate document on Lot 48 of the First Filing, and is noted on the plans to this effect. A 15-foot Temporary Construction Easement will be dedicated by separate document on the adjacent Tract K. This is also noted on the plans to this effect. 4. Whiting Petroleum must sign these development plans. R A signature block had previously been provided for Whiting Petroleum approval on the cover sheet on the utility plans.
