The agreement needs to have language as being worked our by the City and applicants attorneys. 27 The drainage easement on lot 47 that has been recorded - The assignment for this easement can occur at any time since this was tied to the V tiling it can be processed once I receive it. The only thing that needs to be added to the draft is the Grantors address. This is now being required by the County. It can be provided under the grantors signature block. 28 All off site easements and /or row are needed signed and in the final format ready for filing are needed prior to scheduling this project for hearing. Please note the dedication document needs to include the grantees name and address. 29 This project will also not be taken to hearing until the plans for Douglas Road are completed and approved. 31 Need to update sheet 22 - county rd 13 and Douglas road intersection construction needs to reflect the pavement limits, which are the changes that need to be made on sheet 15. 32 Sheet 15 - Pavement patching to be in accordance with the changes shown. -These changes have not been made yet. Department: PFA Issue Contact: Michael Chavez 34 Water Supply - Fire hydrants are required with a maximum spacing of 800 on center along an approved roadway. Each hydrant must be capable of delivering 1000 gallons of water per minute at a residual pressure of 20psi. EASEMENTS and ROW needed - All drainage easements need to be dedicated to the City it is not acceptable for these to be dedicated to Hearthfire as we have no control over the easements or guarantee that they will be permanently retained. I ) row for CR13 - to be dedicated to the county - done 2) Utility easement adjacent to CR13 - to be dedicated to the county. - done 2A) Slope and drainage easement at comer of CR13 and Douglas Road - draft provided, language as proposed acceptable to the City, this easement needs to be recorded with the County. Please provide a recorded copy upon recordation. 3) Grading easement east of tract E and north of Hearthfire Drive. Even if this property owner of this tract is Hearthfire Inc we still need a grading easement as they could sell the property tomorrow and the new property owner could not allow the grading. - Draft provided. This easement needs to be dedicated to the City of Fort Collins to guarantee that the easement will exist for who ever will do the grading. See comments on Draft language, also will need to provide attorney certification on this document. 4) Grading easement as well as drainage easement on the Water Supply and Storage Property south of the southwest corner of the site. This is being worked out with the attorneys' office. - Need to see this and it be acceptable prior to scheduling a hearing. 5) Construction easement for construction of the retaining wall on Tract K. - All construction easements need to be dedicated to the City of Fort Collins. See comments on Draft language, also will need to provide attorney certification on this document. Maintenance Easement for retaining wall on Lot 48 - This easement looks fine. It needs to be recorded by the applicant with the County. Please provide a copy of the recorded document. Since it is not an easement being accepted by the City the City does not process it. 25 Easements being dedicated to the county need to be submitted to the county for acceptance. I will need indication from the county that they have been received prior to scheduling a hearing. - - Page 1
