The proposed projects are commonly known as Hoffman PUD - Overall Development Plan, #31-95 and Hoffman PUD - Preliminary, #31-95A. The applicant is requesting an Overall Development Plan for 245 dwelling units on 81.61 acres. This proposed development provides a residential density of 3.00 dwelling units per acre. The property is located north and east of Richards Lake, south of Douglas Road, and west of County Road 11. The property is zoned rlp, Low Density Planned Residential. The applicant is also requesting a Preliminary PUD for 183 single family dwelling units on 69.39 acres, located north and east of Richards Lake, south of Douglas Road, and west of County Road 11. The property is zoned rlp, Low Density Planned Residential. Both the Planning and Zoning Board and the City Planning Staff consider your input on this matter, as well as your neighbor's input, an extremely important element in the City's review of this proposal. If you are unable to attend the public hearing, written comments are welcome. This letter has been sent as a courtesy to all property owners of record within 500 feet of the area based on current County Assessor's records.
