This completes the review comments at this time. Additional comments may be
forthcoming as the various departments and reviewing agencies continue to review this
request.
As you are aware, the City is implementing a new development review process. Plan
revisions may now be submitted at any time. Planning and Zoning Board dates will
be assigned by City Staff when all issues have been addressed. Please contact me
for the number of folded revisions required for each document prior to the submittal
of plan revisions.

• between lots 91 and 92 connecting Shangri-La Court to the Registry
Ridge Second Filing.
• between lots 87 and 88 connecting Wahoo Court to the Registry
Ridge Second Filing.
• between lots 85 and 86 and providing a path connection across the
detention pond to Shields Street.
between lots 28 /29, 41/42, 52/53, and 60/61 connected by a bike/
pedestrian path along the drainage area to the south. This comment
must be approved by the Natural Resources Department. Please
`verify the appropriateness.
b. Please show "flair" the intersections of the bike -pedestrian path with the
public walks.
C. Please provide the traffic circle at the Bon Homme Richard/Ranger
intersection.
d. Please show a temporary tum-around on Bon Homme Richard at the west
property line between lots 20 and 21. Are easements needed. Actual
easements are required with the Final PUD.
e. Please show ramps for all sidewalks at all intersections.
Main links of the intemal bike/pedestrian system should be 8 feet wide
concrete. Connections should be 6 feet wide concrete.
g. Please submit a variance request to All -Development Criteria A-1.1 "Solar
Orientation" as the minimum 65% solar oriented lots requirement is not being
satisfied.
h. Please submit verification that the total number of dwelling units approved
in the First Filing and proposed in the Second and Third Filings is consistent
with the Amended Overall Development Plan.
i. The Vicinity Map references zoning districts that no longer exist. Please
revise to reflect CityPlan zoning districts.
j. The Registry Ridge P.U.D., Phase 1, Preliminary, #32-95A was awarded 11
points for bonus criterion "p" of the Residential Uses Point Chart - total
development budget spent on neighborhood facilities ($625,000) on Tract J.
Tract J should be included with this Final PUD request. Please submit a site
plan, landscape plan, elevations, etc. for facilities to be built on Tract J.

C. The review of the drawing set was not completed due to the lack of adequate
and appropriate information. The Districts will require another review.
The Natural Resources Department offers the following comments:
a. Please specify the Dryland Seed Mix to be used on the landscape plan. We
would like to see a native grass mix along the drainage/natural area, where
there is disturbance. We also recommend the same for the open space.
b. Where are the wetland boundaries in the Floodplain area? How does the lot
grading correlate with the wetland boundary?
C. Limits of construction/grading must be shown on the Site Plan and Utility
Plans.
Public Service Company offers the following comments:
a. No trees are to be planted within 4 feet on any gas lines.
b. Utility easements adjacent to ROW need to be such that from the back of
walk to the rear line of the utility easement is 13 feet minimum for attached
walks or 9 feet minimum for detached walks.
The Current Planning Department offers the following comments:
a. Pedestrian path connections are needed at the following locations:

4. The Mapping Department offers the following comments:
a. King Court is a duplicate street name (also King Court as per Police
Department comments).
b. Too much information is missing to check the Plat (dimensions, square
footage, R/W, etc.). Please submit a complete Plat.
5. U S WEST offers the following comments:
a. Review of these plans should not be construed as a commitment that
telephone facilities sufficient to service this project are presently available.
U S WEST will provide telephone service in accordance with the rates and
tariffs on file with the Colorado public Utilities Commission.
b. Telephone facilities generally occupy rear lot utility easements, which must
be located on terrain which permits trenching operations. The developer is
responsible for provision of all trench and conduit for telephone facilities,
including street crossings and ditch crossings, within the project, and the
developer contracts with US WEST for facilities within the development. The
developer provides reusable conduit from the telephone pedestal at the
property line to the location on each living unit where the inside wiring is
stubbed out and where the power ground is accessible.
C. Either tracts need to be described as utility easements, or the side and rear
lot lines of those lots contiguous with the tracts must have utility easements
added.
6. The Zoning Department offers the following comments:
a. Please revise the zoning information on the Site Plan. The property is
currently zoned LMN, Low Density Mixed -Use Neighborhood.
b. The Plat needs to show the square footage for each lot and the street
names.
7. The Fort Collins - Loveland Water District and the South Fort Collins Sanitation
District offer the following comments:
a. All facilities that are not located within the public R.O.W. will require
easements, submitted on the District's standard easement form.
b. All issues identified on previous correspondence regarding the First Filing
(comment letter dated August 2, 1996, etc.) are to be addressed. Hydraulic
master plans for the water and sanitary sewer must be submitted and
approved by the Districts.

Dear Cathy,
Staff has reviewed your documents for the Registry Ridge PUD, 3rd Filing, Final that
were submitted on July 16, 1997, and would like to offer the following comments:
1. The Light and Power Utility offers the following comments:
a. Please indicate the square footage of each lot on the Final Plat.
b. Light and Power will be installing a duct bank down the east side of South
Shields and the north side of Trilby Road.
C. Light and Power will need a permit from Burlington Northern to cross under
the the railroad tracks (this can be a lengthy process!) Can this permit
process be coordinated with the sanitary sewer providers request?
d. Light and Power will need advance notification of locations requiring 3-phase
power (school, neighborhood commercial, pool, etc.).
e. Water services are shown on the lot lines. Coordination is needed with the
Fort Collins - Loveland Water District regarding water service locations
relative to Light and Power facilities.
f. Street trees need to be coordinated with street light locations.
2. The Park Planning Department offers the following comments:
a. The pedestrian paths need to meet ADA requirements.
b. Neighborhood and Community Park fees will apply to each dwelling unit.
3. The Police Department requests that you rename one of the streets named King
Court and one of the streets named Wahoo Court as duplicate named streets
currently exist.
