■ We have added the connection to Shields along the
south end of the detention pond.
■ We are not planning any connections to the natural
area at this time.
b. The intersection "flair" has bee added to the plans.
C. The traffic circle has been shown.
d. Instead of a temporary tum-around, a barricade will be shown at
end of the street. Notes will be placed on the plat regarding
restrictions on access to lots 20 and 21.
e. R's have been added to the plans to indicate ramps.
f. Acknowledged.
g. A solar variance to the entire plan was granted by the Planning &
Zoning Board concurrently with approval of the Registry Ridge
First Filing, Preliminary.
h. According to the approved Amended Overall Development Plan,
a maximum of 610 dwelling units were approved. The First
Filing, Final consisted of 203 approved lots, the Second Filing,
which has not been approved, has approximately +/-74 dwelling
units proposed. We are still working on the site plan and layout
of the Second Filing. The Third Filing proposes 212 lots.
Therefore, we are consistent with the approved ODP.
i. The vicinity map has been updated with the current zoning
districts.
j. The recreation facility always has been a part of Registry Ridge
First Filing, Tract G.

8. Natural Resources Department:
a. The Dryland seed mix has been added to the landscape plan.
b. The wetlands boundaries are shown hatched on the site plan. We
have provided a 150' wetland buffer. Lots 28 and 29 are
approximately 100' from the nearest wetland.
C. The lot grading is also shown on the site plan and shows a
minimum of disturbance to the natural area outside of the lot line.
9. Public Service:
a: We will coordinate on landscape plan.
b. 9' utility easements are shown on the plans.
10. Current Planning:
a: Regarding pedestrian path connections:
■ There is a connection between lots 206 and 207.
■ Snook Court is a short cul-de-sac with a pedestrian
trail coming off of Bon Homme Richard (between lots
131 and 132). Therefore, we feel we don't need one
at the end of the cul-de-sac.
■ We have added a connection between lots 182 and
183.
■ This is the same issue as stated above. This cul-de-sac
is so short, it isn't necessary to add an additional path
through the end of it.
■ We have added a connection between lots 171 and
172.
■ Same issue — short cul-de-sac.
■ We have added a connection between lots 108 and
109 at the end of Sculpin Court to make a connection
to the public sidewalk on Bon Homme Richard Drive.
■ We chose not to add a path connection here due to the
steep grades of the proposed detention pond. Any
path through this area would not meet ADA
requirements.

We have reviewed staff comments dated August 22, 1997, and have the
following comments:
1. Light and Power Utility:
a. Lot square footages have been added to the revised plat..
b. Acknowledged.

f. A note is on the landscape plan for spacing.
2. Park Planning:
a. Pedestrian paths meet ADA requirements - see grading plans.
