Box 580 Fort Collins, CO 80522-0580 Dear Mr. Olt, I received a notice from you of a public meeting announcing the plans of a new subdivision in our neighborhood (31-95B The Pond@Hearthfire Subdivision -Preliminary). Since I already had plans for the Wednesday evening that the meeting was planned, I wanted to take this opportunity to express my thoughts. For various reasons, a prior development plan was denied at this site earlier this spring. I do not live in the city limits, but I firmly support having high density housing plans in a defined city boundary to reduce the urban sprawl and maximize use of space. This plan is only 2.5 units/acre which does not meet the current city recommendations of 3 units/acre for a development. I don't think anyone could/should stop growth, but I believe in a city limits there should be every effort to keep housing developments at a high density. There was concern by my neighbors about how the previous plans that were rejected would increase traffic on Douglas road, but I support the previous plan of higher density for the units than this current plan suggests. If the development is going to go in, insist on meeting current city guidelines. The three proposed plans for future growth in Fort Collins all indicate that this area in the development boundary will have between 3 and 6 units/acre. I suggest you stick to it, and make plans for handling traffic, or deny this plan and make a greater effort to encourage infill in the city rather than leapfrogging out into this area. incerely, �, 14, Dale C.
