The Pond at Hearthfire is a subdivision proposal for a portion of the land within the former Hearthfire PUD. The scope of this traffic study was discussed with the Fort Collins Traffic Engineer. , The Hearthfire PUD was comprised of 142 single family dwelling units and 147 apartment dwelling units. A traffic study titled "Hoffman PUD Traffic Impact Analysis," June 19, 1995 and an addendum memorandum titled "Hearthfire PUD, additional traffic studies," March 14, 1996, were prepared which address the traffic related impacts of the Hearthfire PUD. Table 1 shows the trip generation from the Hearthfire PUD. The Pond at Hearthfire is on a portion of the Hearthfire PUD area. It is on a parcel that is known as the Jewett Property. This portion is comprised of 94 single family dwelling units with access to County Road 13. Table 2 shows the trip generation for the Pond at Hearthfire. A simple comparison of the trip generation indicates that the Pond at Hearthfire will generate only 40 percent of the traffic that was estimated the Hearthfire PUD. All of the key intersections analyzed in the Hearthfire PUD traffic studies were shown to operate acceptably. Therefore, with the lower trip generation, the key intersections will also operate acceptably.
