Re: Amendment to Preliminary Geotechnical Engineering Report Hearthfire PUD Fort Collins, Colorado TCW Project No. 20965183 Gentlemen: To meet the criteria of the New City of Fort Collins Engineering Department "Requirements for Design Criteria and Standards for Streets" dated March 19, 1996, Terracon Consultants Western, Inc. hereby presents this amendment to our Preliminary Geotechnical Engineering Report prepared for the site dated April 22, 1996. We have included herein a Vicinity Map showing the project area and have submitted a new Site Plan showing the proposed streets, lots and boring locations along with revised log of borings. Additional information regarding drainage and groundwater as required by the new regulations is presented below. With respect to the drainage patterns on the site, major drainage in the area is to the southeast. However, the majority of the drainage on site is internal to the two wetlands located in the northern and central portions of the property. We understand that a drainage plan has been prepared for the site by Shear Engineering Corporation. With respect to irrigation ditches, the Larimer County Ditch is located adjacent to the northwest corner of the property and several small laterals are located on or adjacent to the site. Groundwater was encountered over the majority of the site at depths of 6 to 14 feet. Free groundwater was not encountered to a depth of 15 feet in the northwest portion of the project area. Groundwater levels can be expected to change with varying seasonal and weather conditions. Moisture contents at the site indicate that water levels should not rise more than one to two feet due to seasonal variations. However in areas of shallow bedrock in the southern part of the development, perched water tables may develop on the bedrock surface raising water levels in these areas approximately 2 to 4 feet. It is our understanding from Shear Engineering Corporation that the grading plan for the site will provide a minimum of three feet between the bedrock surface and existing groundwater and the street subgrade. Therefore in our opinion, area subdrains will not be required for the project area. Individual perimeter drains are recommended around all basement areas. Finished basement floors should be placed a minimum of 3 feet above existing groundwater. Offices of The Terracon Companies, Inc.
