There are no bicycle "priority destination areas," as described in
the "Multimodal Transportation Level of Service Manual" within 1320 feet
of Registry Ridge. It is assumed that all streets within Registry Ridge
will be built to the appropriate street standard. Therefore, all interior
streets will have bike lanes where appropriate. If there will be future
parks or schools within Registry Ridge itself, there will be acceptable
bicycle level of service to those sites. It is expected that Shields
Street and Trilby Road will have bike lanes as required for arterial
streets. Therefore, the Registry Ridge development will connect to future
east -west and north -south bike facilities. Appendix B contains the Bicycle
LOS Worksheet for Registry Ridge. The minimum base connectivity is level
of service C. With future bike lanes on both Shields Street and Trilby
Road, the proposed bicycle level of service will be A. With completion of
an interim bicycle lane along Shields Street to the north of Trilby Road,
the bicycle level of service will be C for the short range future. This
is acceptable.
There is no existing transit service in this area. According to the
2015 Transit System Map, both Shields Street and Trilby Road will have 30
minute feeder route transit service. By definition, the future transit
level of service will be D, which is acceptable.
Conclusion
It is concluded that the trip generation for the Registry Ridge, 4th
Filing is within the range for land uses in the same area in the
comprehensive traffic study and subsequent memoranda. The multimodal
analysis indicates that acceptable level of service will be achieved.

The land uses within the Registry Ridge, 4t" Filing are proposed

within the Registry Ridge development in Fort Collins, Colorado. As

shown in Figure 1, the 4t" Filing is located west of Shields Street,
south of future Bon Homme Richard Drive. The site plan for the 4tc'

Filing is shown in Figure 2. Since a comprehensive traffic study was

already performed ("Dalco PUD Site Access Study," June 1995) and

numerous subsequent memoranda, the scope of this exercise provides

a comparison of the trip generation of the former and currently

proposed land uses, and an alternative modes analysis. When the cited
n
traffic report.was,prepared,.an alternative mode analysis was not a
N
requirement of the City of Fort Collins.
In the cited traffic study and memoranda,.the land uses on the
parcel which is the 4t" Filing consisted of 60-100 patio home/townhome
dwelling units. The trip generation for this range of dwelling units
was: 350-585 daily trip ends, 27-45 morning peak hour trip ends, and
33-55 afternoon peak hour trip ends.
The land uses on the parcel which is the 4t" Filing are now
proposed as 46 duplex dwelling units. Table 1 shows the expected
daily and peak hour trip generation from the 4t" Filing using Trip

Generation, 6t" Edition, ITE as the reference document. Land use
