5. The following comments were received from the Engineering Department:
a. A utility and drainage plan is needed. The plan should show existing service lines
and any new services. All existing drainage conditions should be shown.
b. The plan view should show which side is north, south, east, and west.
C. The plan view should show windows on the south side in the existing office.
d. What exists now where the proposed second floor addition is above the open area?
Additional Engineering comments are being forwarded to you on a red -lined set of plans.
6. The Stormwater Utility needs a drainage report and plan to review. At the conceptual
review for this item it was represented that the building expansion would cover existing
"impervious" (hard surfaced) areas and no new impervious areas would be created.
Apparently the entire site is not presently paved, thereby creating new impervious areas.
Also, at conceptual review it was stated that (as a minimum) a letter addressing the
changes to existing drainage patterns must be submitted. Glen Schlueter of the Utility
indicated today that he informed Stewart and Associates of the need for a drainage report
on August 7th and gave a deadline of August 1 lth for submittal of the report. The report
was submitted on August 17th. The Stormwater Utility will review the report that was
submitted and City staff will determine if there is enough information for the item to
continue to the September 25, 1995, Planning and Zoning Board public hearing.
7. The Vicinity Map on the Site Plan is an old, outdated map and is very difficult to read in
its present form.
8. A note was included in the original submittal concerning the parking situation. It stated
that Jim Stevens of the Garment District would be returning in a few weeks and at that
time you would have a letter from him concerning the parking. I have not seen a letter to
date. Also, are there other business/property owners that are involved?
9. Generally, the Site Plan and Code diagram are somewhat confusing.
This completes the review comments at this time. Additional comments may be forthcoming as
the various departments and reviewing agencies continue to review this request. Please be aware
of the following dates and deadlines to assure your ability to stay on schedule for the September
25, 1995 Planning and Zoning Board hearing:

Plan revisions are due no later than the end of the working day, September 6, 1995. Please

Dear Jim,
Staff has reviewed your documents for the Roberto's Burritos P.U.D. Expansion, Amended
Preliminary and Final that were submitted to the City on July.24, 1995, and would like to offer
the following comments:
1. The following comments.were received from the Zoning Department:
a. The Site Plan needs to show property lines and dimensions.
b. The Site Plan needs to show building dimensions.
C. If the parking north of the building addition is shown to scale then the depth of the
stalls is inadequate. The plan needs to indicate the number of parking spaces to be
provided.
d. Can wheelchair patrons be served?
e. Bicycle racks should be provided and the locations should be shown on the plan.
f. The Site Plan needs to be a larger scale (i.e.: 1"=40' or 1"=50', for example).
2. A copy of the comments received from the Building Inspection Department is attached
to this letter.
3. The Light & Power Department has stated that any relocation of Light & Power
. facilities will be at the property owner's expense. '
4. The Water/Wastewater Department has stated that the size and location of existing
water and sanitary sewer services must be shown on the Site Plan.
