On Thursday, January 12, 20Q6, at 5:00 p.m. or as soon thereafter as possible, in
Conference Room A-D, 281 North College Avenue*, the City of Fort Collins
Administrative Hearing Officer will conduct an Administrative Hearing for a development
proposal in your neighborhood.
This is a residential project known as the East Ridge, Project Development Plan; File
#33-98D. The request is for a Low Density Mixed -Use Neighborhood (LMN)
development on approximately 109 acres. The actual net site coverage for the PDP is
approximately 83 acres. The PDP proposes "Neo-traditional" style planning concepts of
concentrating higher density residential uses around a future neighborhood center and
park (not part of this Project) and existing wetlands area.
The design adheres to the East Mulberry Corridor Plan, approved by City Council in
August of 2002.
This proposed project is located on the southeast corner of the intersection of Vine
Drive and Timberline Road. The property is zoned Low Density Mixed -Use
Neighborhood (LMN) in the City's Land Use Code.
The affected property owners list for this public hearing is derived from official records
of the Larimer County Assessor. Because of the lag time between home occupancy
and record keeping, or because of rental situations, a few affected property owners
may have been missed. Please feel free to notify your neighbor of this pending
meeting so all neighbors may have the opportunity to attend.
