Residential 635 units Residential density 3.3 units/acre VITA 116I6M 1l10 0 •I• Comn. _city Planning and Environments. -services Current Planning City of Fort Collins February 10, 1995 Dear Resident: on Wednesday, February 22, 1995 from 7:00 to 9:00 p.m. at Werner Elementary School, 5400 Mail Creek Lane *, the City of Fort Collins Planning Department will conduct a neighborhood information meeting to discuss a development proposal in your neighborhood. The project is referred to as the DALCO PUD. The proposal is for a mixed use development of 635 single family residential units, a church/commercial site, and a school/park site on 245 acres, located at the southwest corner of South Shields Street and Trilby Road. A neighborhood meeting was held on May 24, 1994 regarding a similar development proposal for this property and was referred to as the Shenandoah PUD. The property is currently undeveloped. The property is in the R-L-P, Low Density Planned Residential, Zoning District in the City of Fort Collins. There is a Planned Unit Development condition on the property, therefore, each phase of development will be reviewed as a Planned Unit Development (PUD) according to requirements and criteria of the Land Development Guidance System (LDGS). The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
