As you know, Registry Ridge PUD has been rescheduled to the
October Planning and Zoning Board meeting. Before responding to
specific requirements regarding purchase prices for the various
tracts of property designated by the City, I would like to confirm
our earlier conversation with Bob Blanchard regarding off -site open
space requirements for Registry Ridge.
You indicated in that conversation that the proposed off -site
open space property for Registry Ridge, estimated to be
approximately 77 acres east of the railroad right-of-way as shown
on the map previously provided to you, was acceptable as off -site
open space (i.e., as required by the LDGS, that the property is
considered adequate by the City for its intended use), provided
that the remaining acreage of the 118.6 acre -tract east of the
railroad right-of-way would also be preserved as open space. This
could be achieved either through a purchase by the City, dedication
of this acreage to the City to satisfy off -site open space
requirements for another project or some other means permissible
under the LDGS to preserve the property as perpetual open space.
You have asked the owner for a purchase price for that additional
acreage east of the railroad right-of-way which is not needed as
off -site open space for Registry Ridge PUD; we will provide that to
you once this letter is confirmed.
The owner understands that the decision to approve this PUD,
based upon its compliance with applicable LDGS criteria, rests with
the Planning and Zoning Board. As required by the City Planning
Department, in order to be able to obtain off -site open space
points, this letter will simply confirm your opinion, as Director
of Natural Resources Department, that the 118.6 acre tract is
