SITE EVALUATION
Based in the Soil Conservation Service information concerning this site, most of it appears the
near surface site soils are cohesive in nature. At least half of those soils are identified as being
moderately to highly plastic with an expectation for volume change with variation in moisture
content. The SCS information also indicates that shallow bedrock would be considered likely
over a part of the site and shallow ground water would be expected along the drainage area
traversing the site.
Geologic Survey information reviewed indicated the bedrock underlying the site belongs to the
Pierre Shale formation. A portion of that bedrock is expected to be expansive clay shale with
other portions being sandy siltstone members. From the available information, is difficult to
determine whether the near surface bedrock identified in the SCS information is predominately
claystone or siltstone/sandstone.
Based on our review of readily available site information as described above, it is our opinion
the in -place materials could be used for support of lightly loaded structure. Special care and
construction procedures will be necessary in areas of high plasticity soils and maybe needed in
areas where bedrock is encountered near the surface. A complete geotechnical exploration will
be required to better evaluate the specific requirements.

As you requested, a Senior Project Engineer from Earth Engineering Consultants, Inc (EEC) has
completed a physiographic evaluation of the proposed DALCO P.U.D located south of Trilby
Road and east and west of South Shields Street in Fort Collins, Colorado. That evaluation
included a review of readily available data on the soils, geology and ground water at the site.
The results of our physiographic evaluation are included with this report.
The proposed DALCO P.U.D. will be located in Sections 14 and 15 of Township 6 north,
Range 69 west of the 6th principal meridian in Larimer County, Colorado. The proposed
development site is located immediately south of Trilby Road and both east and west of South
Shields Street. We understand the DALCO P.U.D. will be a mix used development including
multi- and single-family housing units, commercial property, school and church parcels and both
developed and undeveloped recreational areas.
A Senior Engineer from Earth Engineering Consultants, Inc performed visual reconnaissance on
the site including general observation of features on the site and in the surrounding area. As a
part of our site evaluation, general information from Soil Conservation Service and Colorado
Geologic Society was reviewed. A diagram of the Soil Conservation Survey " Soil Survey Map"
for the site and associated written descriptions of the soil classifications found on the site are
included with this report.
Based on the visual review of the site, it appears most of the proposed development area is
presently irrigated crop land. A Fossil Creek tributary flows across the site from west to east
and then flows north near the east boundary of the site. The east boundary site is marked by
Colorado and Southern Railroad tracks and the north side of the site is bound by Trilby Road.
A few residences and farm buildings are located on the property.
