The off -site easements have been dedicated. 25. The zoning line has been added to the site plan. 26. This area south of Bon Homme Richard is the future Registry Ridge Fourth Filing and has been labeled accordingly on the site and landscape plans. 27. All trails are noted as 8' wide and concrete. 28. We have added additional trees with the last resubmittal; see highlighted plan. 29. Street trees will only be shown on the collector portion of Bon Homme Richard Drive, which transitions into a local street at Snook Ct. with attached sidewalks. 30. See response # 27 above. 31. All redlines have been addressed. 32. The Trilby Heights 6" Annexation will be submitted the week of April 17. Please let us know if you have any further issues with this project. The reason these streets have connections is that not all backyards have direct access to the open space. Snook Ct. does have all of its lots with direct backyard access to the open space; therefore, we will not be providing a connection. 6. AT&T Cable: The easements are now shown on the Plat. 7. Mapping/Drafting: See revised Plat for changes that have hopefully been addressed. 8. Traffic Operations: Bud Curtiss of Northern Engineering is handling the Registry Ridge First Filing Trilby Road and Shields Street improvements and will be With Eric Bracke and Engineering. 9. We have added a reduced Phasing Plan to the site and landscape plans. 10. Northern Engineering is coordinating the on -going problem of storm drains and inlets conflicting with sidewalks and ramps in these open space areas at the ends of cul-de-sacs. A detail will be provided. 11. The plat language regarding site distance easements has been updated per the language on the comment sheet. 12. Y May 3, 2000 Steve Olt Current Planning Department 281 North College Avenue Fort Collins, CO 80522-0580 Re: Response to staff comments: Registry Ridge PUD, 3'd Filing, Final Dear Steve, We have reviewed staff comments dated February 14, 2000, and have the following responses: Acknowledged. 2. Natural Resources: a. — c. We have added a new dryland seed mix table to the landscape plan on the advice of native seed experts. We feel that this mixture is appropriate for all drainage/natural areas and open space and will provide continuity year-round. d. There will be no construction disturbance from the lots abutting the City's natural area and the applicant will not be seeking a temporary construction easement. e. The Civil drawings have changed to add a silting basin at the end of the storm outlet. 3. Engineering: We have changed the note on the landscape plan regarding site distance easements to eliminate any reference to a traffic circle. All redlines have been addressed on the site and landscape plans. We eliminated the street stub into the natural area and added a lot in its place. We also eliminated the lot closest to the large Swale just west of Pruitt Ct. and realigned the trail and the grades through this area. 4. Stormwater: See revised Utility Plans and Drainage Report. 5. Transportation Planning: According to Kim Kreimeyer, a pedestrian trail is not desirable from the City's standpoint to connect to the private natural area to the south of Bon Homme Richard Dr. The developer would prefer to keep the natural area as it is and will encourage residents to use the trail system internal to the neighborhood.
