TYPE I (LUC), and we offer the following comments:

No Issues. The Natural Resources Department agrees at by reason of extraordinary and
exceptional situations, unique to the East Ridge property, that strict application of the buffer
zone standards would result in unusual and exceptional practical difficulties, and exceptional
hardship upon this property owner. As a result to these circumstances the Natural
Resources Department supports the request for modification of the 1,320-foot buffer zone
standard required for an on -site hawk nest pursuant to sections 3.4.1(A)(2)(d) and 3.4.1(E)
of the Fort Collins Land Use Code.
