The project is known as East Ridge Project Development Plan, Modification of Standards, File #33-98C. This is a request for a modification to the standards within Section 3.4.1(A)(2)(d) and 3.4.1(E)(1) of the Fort Collins Land Use Code. The modification request is to reduce the buffer distance from which development may occur from an inhabited raptor nest from 1,320 feet to 300 feet. The site is located north of Mulberry Street, south of Vine Drive, east of Timberline Road, and west of 1-25. The property is zoned LMN — Low Density Mixed -Use Neighborhood. If you have any interest or concern about this proposed project, you are encouraged to attend this public hearing. At the hearing, you will have the opportunity to hear from the City staff and the project applicant about the details of the project. You will also be given the opportunity to state your views about the project. The affected property owners list for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
