Landstar Surveying, Inc. Project File #32-95E Y Stormwater Utility (Basil Harridan) 7. The applicant has addressed City Staffs comments and concerns. This development request is set to go to the Planning and Zoning Board for a decision. Planning 8. The necessary annexation (Trilby Heights Sixth) for the 35' to 40' wide strip along the west line of this property has been approved by City Council and is now complete. Therefore, this development request for Final PUD approval is ready to go to the Planning and Zoning Board for a decision. This completes the staff comments at this time. Additional comments could be forthcoming as they are received from City departments and outside reviewing agencies. City staff has determined that this development request is ready to be scheduled for a Planning and Zoning Board hearing date for a decision. It is being put on the October 19th Board agenda. However, the Fort Collins - Loveland, Water and South Fort Collins Sanitation Districts comments are significant enough to possibly warrant additional review. Please contact Terry Farrill directly to discuss his concerns. Terry must contact me no later than Wednesday, September 271h and inform me that it is acceptable to keep this item on the October 19th Board agenda. The dates to submit necessary items to Current Planning for the agenda are as follows: • PMT's and Renderings due October 3rd • 8 sets of full size plans (folded) due October 6th If this item requires another round of review then it is subject to the 90 day plan revision submittal time -frame mandated by the City. The 90 day turnaround period begins on the date of the comment letter (September 20, 2000) prepared by the project planner in the Current Planning Department. Please contact me at 221-6341 if you have questions or concerns related to these comments. I would like to schedule a meeting with you as soon as possible, if necessary, to discuss these comments. r C. The sewer joint encasement detail is to be identified for the storm water pipe. d. The standard thrust block typical is to be corrected to indicate a test pressure of 150 psi. e. Pipe casing is required when the water line crosses under a facility or structure that exceeds 36". f. The District's details and typicals are required, all other water and sanitary sewer typicals are to be deleted. Please do not hesitate to contact Terry, at 226-3104 - ext. 14, if you have. any questions or require additional information. 4. The following comments were received from Technical Services (Mapping/ Drafting): a. The annexation plat (Trilby Heights Sixth Annexation) for the westerly 39'+/- of this subdivision plat needs to be filed before this plat is recorded. b. Street names need to be OK'd by E-911. C. Original mylars to be filed must be of a good reproducible quality. d. The subdivision plat and legal description do close. Please contact Technical Services, at 221-6588, if you have questions about these comments. The following comments and concerns were expressed at the weekly Staff Review meeting on September 13, 2000: Engineering (Marc Virata) 5. Apparently no off -site easements for grading into the City -owned Natural Area to the west will be needed. 6. The applicant has addressed City Staff's comments and concerns. A copy of the comments received from Marc Virata of the Engineering Department is attached to this comment letter. Additional comments may be found on red -lined plans that are being forwarded to the applicant. Please contact Marc, at 221-6750, if you have questions about his comments. 2. A copy of the comments received from Donald Dustin of the Stormwater Utility is attached to this comment letter. Additional comments may be found on red -lined plans and reports that are being forwarded to the applicant. Please contact Donald, at 416-2053, if you have questions about his comments. 3. Terry Farrill of the Fort Collins -Loveland Water District and the South Fort Collins Sanitation District offered the following comments: a. All facilities that are not located within public rights -of -way will require easements on the District's standard easement form. The District easements on the construction drawings do not correlate with the subdivision plat for the property. b. Water services are not allowed between the fire hydrant and the valve on the main.
