Drive, west of Shields Street in Registry Ridge PUD. Past traffic studies for Registry Ridge analyzed the operation and geometry at various external intersections along Shields Street and Trilby Road. This level of analysis was proper. With specific development proposals on Parcels C and D, access driveways have been proposed to these parcels from Bon Homme Richard Drive. These driveways line up with each other. The centerline of the driveways is approximately 240 feet west of the future west curb line of Shields Street. City staff requested an evaluation of the left turn requirements to determine if there is sufficient room for the left turns. A long range analysis is necessary to evaluate the full build -out conditions. The most recent traffic assignments and intersection evaluations are contained in a memorandum dated September 11, 1996, titled "Registry Ridge traffic study addendum." The long range peak hour traffic forecast is shown on Figure 3 of the memorandum. These forecasts reflect the development program for Registry Ridge as of that date. The forecasts shown in Figure 1 show the peak hour forecasts for the subject segment of Bon Homme Richard Drive that reflect the approved development program for Registry Ridge as of March 24, 1997. The volumes at the Shields/Bon Homme Richard intersection are slightly different. Using the peak hour traffic forecasts shown in Figure 1, an eastbound left -turn lane of 150 feet is required approaching Shields Street. This is in consideration of a traffic signal at this intersection as was demonstrated/ recommended in the various traffic studies. The development proposed on Parcel D will require a westbound left -turn lane at the subject access that should be 25 feet long. It is expected that 60% of the inbound left turns to Parcel D will be made at the first opportunity to enter the site. In the available 240 feet, left -turn storage will take up 175 feet
