CommuntLy Planning and Environmental Services Current Planning City of Fort Collins February 18, 1997 Dear Resident: On Tuesday, March 4, 1997 from 7:00 to 9:00 p.m. at the McGraw Elementary School, 4800 Hinsdale Drive (southeast of Front Range Community College), the City of Fort Collins Planning Department will conduct a neighborhood information meeting to discuss a development proposal in your neighborhood. The project is referred to as the Registry Ridge Amended ODP and Registry Ridge First Filing, Final PUD, #32-9513. First, the applicant requests to amend the approved Registry Ridge Overall Development Plan to allow the following: a. Reduction of the total approved number of dwelling units from 702 to 608 while maintaining an overall gross residential density of 3.0 dwelling units per acre. b. Modification to single-family residential parcels 'A' and 'Q' to reflect lower number of units in these areas. C. Relocation of the Registry Ridge collector street access to Trilby Road approximately 1,000 feet east from it's current alignment with Thompson Drive. d. Combination of the commercial and multi -family parcels ('C' and 'G'), showing a range in acreage for the commercial from 3 to 5 acres. e. Addition of a label on Parcel 'N' as "Natural Area / Residential" and addition of a footnote with language regarding a purchase agreement with the City of Fort Collins for Parcel 'N' to be a public natural area / open space. Second, the applicant requests Final Planned Unit Development approval for the Registry Ridge First Filing, which includes 203 single-family lots. Finally, the applicant's consultants and City Staff will be available to discuss arterial road improvements to Trilby Road and Shields Street.
