The proposed projects are commonly known as Registry Ridge, Amended Overall Development Plan and Registry Ridge PUD, Phase I, Final, #32-95B. The applicant requests to amend the Registry Ridge CDP, reducing the maximum number of dwelling units from 702 units on 228 acres to a maximum of 608 units on 203.3 residential acres, a residential density of 3.0 dwelling units per acre. The request would also reduce the commercial component from 9.5 acres to a range of 3 to 5 acres. The applicant requests the First Filing Final PUD approval for 203 single family lots on 87.47 acres, a residential density of 2.32 dwelling units per acre. The property is located at the southwest corner of South Shields Street and Trilby Road and is zoned rip - Low Density Planned Residential with a PUD condition. Both the Planning and Zoning Board and the City Planning Staff consider your input on this matter, as well as your neighbors input, an extremely important element in the City's review of this proposal. If you are unable to attend the public hearing, written comments are welcome. The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors have the opportunity to attend. Please Note: Due to the number of projects being reviewed by the Board, there is no guarantee this item will be heard on the date advertised. For the benefit of those attending the meeting, the Board typically sets their schedule at the beginning of the meeting.
