Twenty additional feet will be needed from the property owner now or in the future. Proposed landscaping (white picket fence) should not be placed in this additional right-of-way. Please show the location of the existing pavement edge of West Prospect Road. Will residents have personal transportation on -site or are all transportation needs handled by staffl Please submit a daily traffic estimate for the expected travel to and from this group home's parking by way of Lareatta Court. Lareatta Court may require street improvements, based upon the impact of the change of use. This will be determined after revised plans are submitted. 5. The Stormwater Utility stated that a drainage report may be required if the impervious area is increased by greater than 350 square feet. Please show the existing conditions of the site and compare the proposed impervious area with the existing conditions. Please address this issue and resubmit the plans. If the impervious area is increased, the Stormwater Utility will determine whether a drainage report is needed. 6. Please contact Doug Martine of the Light and Power Utility at 221-6700 if increased electric power is needed. 7. The Planning Department offers the following comments: a. The documents that have been submitted do not meet Site Plan submittal standards. Enclosed is a copy of the Site Plan submittal requirements from the Development Review Manual. Please refer to the Site Plan samples you received on October 12, 1995 for the appropriate method of presenting required information. b. Upon receiving a Site Plan which meets submittal standards, staff will determine whether or not the proposed Group Home Review is placed on the November 20, 1995 Planning and Zoning Board agenda. This completes the review comments at this time. Additional comments may be forthcoming as the various departments and reviewing agencies continue to review this request. R 2. The Building Inspections Department states that the building must be equipped with an automatic fire suppression system throughout to comply with Uniform Building Code Appendix Section 1224(b) as amended by the City of Fort Collins. 3. The Zoning Department offers the following comments: a. Off street parking of more than 1,800 square feet or more than 5 stalls must be designed according to the City Code. This requires the parking to be paved and Jy landscaped. Are ten parking spaces really necessary? Please refer to the attached Parking Lot Development Guide. ✓b. City Code requires that the Planning and Zoning Board condition approval on the "type" of group home. This group home should be described as an "eight client elderly nursing home." 4. The Engineering Department offers the following comments: A. Please show parking stall layout, dimensions, and proposed access to each off-street ,,� parking area. o `t' �`, b.
