Box 580 Fort Collins, CO 80522 Dear Basil: This is the final drainage report for Cetacean Minor Subdivision, which is a one lot in -fill subdivision on the South side of Harvard Street between South College Avenue and McClelland Drive. The one lot contains 20,000 square feet. It is bounded on the North by Harvard Street, on the East by an existing car wash, on the South by an undeveloped lot and on the West by an existing office building and its parking lot. The site drains from Southwest to Northeast at an approximate slope of 1.0%. The owner proposes to construct a retail building containing 7,000 square feet and a parking lot for eleven cars. The difference between the two year frequency historic storm runoff and the 100 year frequency developed storm runoff will be detained in the landscaped area and parking lot area at the North end of the lot. The historic discharge will be metered out through a pipe into the Harvard Street south gutter. The outlet pipes from the detention pond on the adjacent parking lot to the West simply daylight onto the site midway along the West property line. The two four inch diameter pipes will be extended to Harvard Street. The historic runoff from the undeveloped lot to the South of the site will be allowed to continue to sheet flow through the site to Harvard Street. The detention pond will not be sized to detain the offske flows. The runoff from the South half of Harvard Street will not discharge into the detention pond, but the detention pond was sized to include that runoff EROSION CONTROL: The site is in a moderate rainfall zone and a moderate wind zone. The site will be rough graded and the detention pond will be used as a sediment trap. A silt fence will be placed along the East property line and along the North line of the two segments of the detention pond. The foundation will be constructed immediately after the grading is completed. The landscaping and the paving will be done when the building is nearing completion.
