Dear Dick:
The following comments are offered for the Great Dane Subdivision:
September 22, 1997
Please delete the reference to "Minor' in both the title and the block on the right side of
the sheet.
2. Please add a note to the plat stating the following:
"Residential structures on this plat are required to be equipped with an approved,
automatic fire extinguishing system by order of the City Engineer and Fire Marshal
of the Poudre Fire Authority."
3. A retaining wall is being proposed on the north property line that may impact the abutting
property owner during construction. An easement should be obtained from this property
owner, or the wall shifted further to the south.
4. A drainage easement must be obtained from the City for the 12 inch diameter PVC
drainage pipe.
5. This pipe should extend 3 feet beyond the edge of the bike path so the shoulder can be
re-established.
6. The bike path must be patched with 3,500 psi concrete after the pipe installation.
7. Please refer to other comments have been forwarded from Engineering and Stormwater.
This concludes Staff comments at this time. Please feel free to call if you have any questions or
concerns regarding these comments.
After revised plans are re -submitted, and with approval from Engineering, the Administrative
Hearing will be scheduled. Legal notice and letters to affected property owners must be mailed
at least 14 days prior to the hearing.
