process dLMinor Subdivie on with administrative review o . The
applicant is proposing a few small changes from the existing application
as outlined below:

1. The name of the Subdivision is being changed from "Great Dane Minor Subdivision"
to "Morningside Villas."
2. Two additional parking spaces have been provided, making a total of ten.
3. The layout of the building on the lots has been accurately shown on the plat. J n i w e a

4. We eliminated the need for a retaining wall along the North property line. PL'AN
6. All engineering considerations and comments have been updated on the plat.
6. The elevations of the building will blend similar architecture, materials, and colors

DEVELOPERS QUESTIONS AND COMMENTS:
1. Regarding comment 2 on staff comments - It is irxy understanding that Dana Shirk
(Great Dane) negotiated with the City Water and Fire departments, and granted
permission to install a lire hydrant on his property. Mr. Shirk also said he was told
this would prevent the need to install a fire sprinkler system in the building. Since
this was a "voluntarily easement" granted by the Owner of the property, the verbal
agreement he made with the Fire Department at the time of the easement should be
honored. It is obvious that a turn around is not possible in either case, so the
Installation of a fire hydrant to provide safety for everyone on the street Is the next
best thing. Please reconsider your position on this Issue, the fire hydrant is on
this property, and approximately 26' from the west building, and approximately
75' from the east building.
2. The elevations presented are the "south elevations" of the buildings. This is what
you would see from Stuart Street and the bike path which crosses South in front of
the property. The intent is to use similar materials, colors, and architecture of the
existing subdivision across Stuart Street.
