planting shall be coordinated with Public Service Company. Locations of all utilities
shall be verified in the field prior to planting."
This completes the review comments at this time. Additional comments may be forthcoming as the
various departments and reviewing agencies continue to review this request.
Upon receipt and review of the requested revisions, staff will schedule an administrative hearing for
the proposed I-L Site Plan.

in a wheelchair and must be connected to the public way (public sidewalk) by an
"accessible route of travel" complying with the American National Standards Institute
publication Accessible and Usable Buildings and Facilities. Running slopes on
accessible routes shall not exceed 1:20 with cross slopes not exceeding 1:48.
Accessible parking and access aisles shall comply with the above referenced standards
with slopes not exceeding 1:48 in any direction. Please show a connection to the
public sidewalk for all exits/entries.
.K. Storage or use of hazardous materials must be in compliance with the Fire Code and
Chapter 9 of the 1991 Uniform Building Code as adopted by the City of Fort Collins.
A list of such materials with quantities and classifications should be submitted for
review at the time of building permit application.
Exterior walls, openings in exterior walls and projections from exterior walls
(cornices, eave overhangs, etc.) shall be of fire resistive construction if located less
than 10 feet from a property line. The storage buildings must be located 10 feet from
the property lines or be of fire -resistive construction.

6. The Planning Department offers the following comments:
✓a. Additional plantings (shrubs, etc.) are needed beneath the trees along the Blue Spruce
frontage.
. The slatted, chain link fence should also be installed along the eastern boundary of the
gravel road base (western edge of the paved surface).

Dear Phil,
Staff has reviewed your documents for the Evergreen Park, Block 4, Lot 16, I-L Site Plan, that
were submitted on August 18, 1995, and would like to offer the following comments:
The Poudre Fire Authority states that the warehouse building shown exceeds the 5,000 square
feet containment area and will need to be provided with an approved fire suppression system
or fire contained to less than 5,000 square feet sections.
2. The Zoning Department offers the following comments:
4. An additional street tree is needed along the Blue Spruce Drive frontage.
Trees must be planted every 50' along the north and south property lines from Blue
Spruce Drive back to the western edge of the asphalt paving.
/c. No storage or parking of vehicles will be allowed on the gravel road base area. If
storage or parking of vehicles is proposed, the area must be paved and landscaped.
✓d. Please show bike rack locations on the Site/Landscape Plan.

3. The Building Inspections Department offers the following comments:
The site shall be accessible to persons with disabilities in accordance with Uniform
Building Code Section 3103 and UBC Appendix Section 3106. Provide designated
and marked accessible routes between the building and the public way and accessible
parking and buildings. Provide parking and signs per Appendix Section 3107. The
office use is required by Section 3103 Uniform Building Code to be handicapped
accessible. All required exits and all building entrances located within six inches of
grade (in the portion of the building used for offices) must be accessible to a person
