The Water and Wastewater Utility Department stated there is an 8" water main and an 8" sanitary sewer main in Blue Spruce Drive capable of serving the proposed buildings. One service per building will be required. Water and Sewer Plant Investment Fees (PIF's) and Water Rights Acquisition fees are due at the issuance ofbuilding permit. Water Conservation Standards for Landscaping and Irrigation will be applicable to all exterior landscaping. Please contact Roger Buffington at 221-6681 with any questions regarding these comments. 5. The property is located in the Evergreen/Greenbriar Drainage Basin. The stormwater development fees for this basin are S 10,000 per acre based upon the amount of additional impervious surface area and the amount of on -site detention provided. A drainage report and erosion control plan must be prepared by a Colorado licensed civil engineer and submitted with the development application. The Drainage Master Plan for this basin is currently being revised. Please contact the Stormwater Utility after October 9 to determine whether or not on -site detention will be required. The Engineering Department stated that standard Utility, Grading, and Drainage Plans must be prepared by a Colorado licensed civil engineer and -submitted at the. time of development application. The Street Oversizing Fee is $5,252 per acre for warehouse uses and 310,504 per acre for office uses. This fee will be pro -rated based upon the percentage of each use that is proposed. The Light and Power Utility Department stated that the existing transformer at the southwest comer of Lot 6 may be used by this development. A utility easement is needed through Lot 6 for in order for power to be provided to the proposed buildings on Lot 5. CAUTIOM M There is a 13,000 volt electric line running along the curb of Blue Spruce Drive. Call for a locate prior to any digging or earth moving. The Planning Department stated that bike racks should be provided for each lot next to the office/warehouse buildings. Sierra Builders Limited 128 Commerce Drive, Unit 3 Fort Collins, CO 80524 LAND USE DATA: Request for a total of 29,760 square feet of speculative warehouse/office and storage use on 1.758 acres. The applicant proposes a warehouse/office building of 12,000 square feet and a storage facility of 2,880 square feet on each lot. The property is located on the east side of Blue Spruce Drive, south of Red -Cedar Circle extended. COMMENTS: 1. The property is located in the I-L, Limited Industrial zoning district. offices, warehouses and enclosed storage facilities are permitted uses in this district provided that a site plan, landscape plan, building elevations and other supporting documentation complying with §29- 526 (G) of the City Code (see pages 95-104 of the Land Development Guidance System) be submitted to and approved by the Director of Planning. Buildings must be setback a minimum of 30' from the front property line and there must be a minimum of a 10' landscaped strip between the back of walk and the parking lot. The Building Inspections Department stated that the all buildings of greater than 5,000 square feet in size must either be fire sprinklered or compartmentalized by fire resistive construction in sections of less than 5,000 square feet. All buildings, except for storage buildings, must be handicapped accessible. A handicapped accessible route must be provided from the buildings to the public walk along Blue Spruce Drive.
