Bruce Croissant 426 Peterson Street Fort Collins, Co 80524-Z9Z4 October 27th, 1995 City of Fort Collins Community Planning & Environmental Services Current Planning __ .. . ._.._ _ ..._—_ ,. __.. .... _._..... . 281 North College Av. Port Collins, Co so522-0580 Attention of Steve Olt ' Dear Steve, L I have already " occurred in mid summer of this year. At that time the owner was desiring a hardship variance for an insufficient setback from his south property line and also a variance to exceed the height limit of 30 feet. At that time the board granted him a variance for the setback but denied him permission to exceed the'height restriction. I have no objection to Mr. Ridgley's desire to exceed the height restriction. I suspect that my house at 426 Peterson exceeds that height. Where I have a problem is with the Building Permit department. That entity has allowed an addition to the present structure to be made without a permit. The design of the addition is in violation of fire codes in that there is a window in the Outside wall which is less than three feet of the property line. Further, modifications to the existing structure occurred which enlarged windows on the same wall. When the permit department was notified of the modifications being made, it did not require the windows to dis- appear as they should have -to bring the structure to code. Further, the building has been occupied for at least the four years that I have lived beside it without the interior walls being covered with sheet - rock. I was informed by Mr. F. hopes that Z would be informed of the building permit application on this property but I observe'that the structure is being re -built presently (its interior is exposed to weather presently though it is still being occupied)_ *My concerns are for the safety of my property immediately adjacent. I wonder whether the city is being properly diligent in exercising'its feduciary duty to protect the citizenry from themselves and others. Sincerely, Bruce Croissant
