Comment Number: 6 Comment Originated: 08/08/2017 08/08/2017: Is there a way the main building and carriage house could be re -oriented so that the carriage house is behind the main house? Carriage house is a defined term in Article 5 of the Land Use Code and cannot be modified. This means that for this project to get approval, staff would have to consider the main house the carriage house since it is the unit furthest back on the site. This creates an awkward modification request that is a challenge to justify. RMS Response: Meeting held with Clay and Noah on August 16, 2017 to discuss. Since the residential lot has less than 40 feet of frontage, two off-street parking spaces are required for the main house per 3.2.2(K)(1)(c). The carriage house requires one additional off-street parking space per bedroom as stated in Section 4.7(F)(3)(a)(2) of the Land Use Code. If the carriage house has one bedroom, this means this project will need to provide at least three off-street parking spaces. I assume this relates to the existing accessory structure.
