requirements. Please submit; an Erosion Control Plan (Based upon redline
returned to the 281 N College on 8-7-2017), an Erosion Control Report (Saw

01/12/2017: The site disturbs more than 10,000 sq-ft, therefore Erosion and
Sediment Control Materials need to be submitted for FDP. The erosion control
requirements are in the Stormwater Design Criteria under the Amendments of
Volume 3 Chapter 7 Section 1.3.3. Current Erosion Control Materials
Submitted does not meet requirements. Please submit; Erosion Control Plan,
Erosion Control Report, and an Escrow / Security Calculation.(No security
estimate was provided). If you need clarification concerning this section, or if
there are any questions please contact Basil Harridan 970-224-6035 or email
bhamdan@fcgov.com . Please show flow arrows/direction along the ROW, and
provide erosion protection downstream of the site along the public right of way.
Identify closest downstream inlet and provide erosion control protection at that

08/08/2017: Is there a way the main building and carriage house could be
re -oriented so that the carriage house is behind the main house? Carriage
house is a defined term in Article 5 of the Land Use Code and cannot be
modified. This means that for this project to get approval, staff would have to
consider the main house the carriage house since it is the unit furthest back on
the site. This creates an awkward modification request that is a challenge to
justify.

08/08/2017: The parking required shown in the parking table is incorrect. Since
the residential lot has less than 40 feet of frontage, two off-street parking
spaces are required for the main house per 3.2.2(K)(1)(c). The carriage house
requires one additional off-street parking space per bedroom as stated in
Section 4.7(F)(3)(a)(2) of the Land Use Code. If the carriage house has one
bedroom, this means this project will need to provide at least three off-street
parking spaces.
RMS Response: Table has been updated and changed per new requirements for carriage house and primary
residence being changed.

needed. Depending on the proposed electrical service size, a new transformer
may be needed to feed the residence and carriage house. Please let me know
the proposed electric service size once known.
