18. Comment: The 30' high townhomes will take my property value down.
19. Comment: The traffic and speeds on Fromme Prairie Way behind my home
is a problem.
20. Comment: Single story homes would be OK.
21. Comment: I can't imagine the City approving homes with garage doors
that face the Cathy Fromme Prairie open space to the south.

10. Comment: If Fromme Prairie Way is to remain a public street then I will
do my darnest to get speed bumps in the street.
11. Comment: People are driving 50 to 60 miles per hour on Fromme Prairie
Way to the trailhead. This is supposed to be a main walking
area. This is an accident waiting to happen.
Response: The roadway can be patrolled by Natural Resources rangers,
City police, and Lorimer County Sheriff's officers.
12. Comment: We want to put some history on record about the status of
Fromme Prairie Way. We have an agreement with previous
owners of the Harmony Ridge property to swap some lands and
it was agreed that Fromme Prairie Way would be emergency
access only, with the existing right-of-way vacated.
13. Question:
If some of the dwelling units were fire sprinklered could
Fromme Prairie Way be a private street or drive?
Answer:
Addresses for dwelling units can be done on private streets but
not on private drives.
14. Comment:
Police should be able to patrol Fromme Prairie Way, whether it
is public or private. There is a public trailhead at the west end.
15. Question:
What about having off-street parking from Fromme Prairie
Way, in "front" of the townhomes?
Answer:
That certainly is a possibility, depending on the location and
design.
16. Comment:
Just eliminate the townhomes and put in 1-story patio homes in
that area.
17. Comment:
I don't see the visual effect of these homes on the residences
behind them.

3. Question: What is the advantage of full access to Fromme Prairie Way
versus it being a private street?
Answer: A private street still has to meet the design standards in the
Land Use Code. For emergency access and efficiency it is
better for Fromme Prairie Way to remain a public street.
4. Question: One of the developer's motivations for the public street is to
avoid having to install fire sprinkler systems in some of the
buildings, is that correct?
Answer: That is partially correct, yes.
5. Comment: The 2-story townhomes will totally eliminate my views to the
west, to the foothills. Also, car lights will be a problem.
6. Comment: There are problems now with the traffic that goes down
Fromme Prairie Way. The trailhead to the west is becoming the
kids party area.
Response: The City is aware of this and is taking steps to deal with the
problem.
7. Comment: I compliment the developer on not using as much of the natural
hillside overlooking Cathy Fromme Prairie for his development.
However, the townhomes on Fromme Prairie Way will totally
destroy my views from where I live, on Vista Drive.
8. Comment: Single story patio homes are a much better use of the
property.
9. Question: Will you have to construct Fromme Prairie Way to City
standards?
Answer: Yes, we will.

The applicants are proposing a residential project located on the south side of
Fromme Prairie Way (formerly West Harmony Road) just east of South Taft Hill
Road. The proposal is for 58 to 60 dwelling units on about 15 acres. The property is
in the LMN - Low Density Mixed -Use Neighborhood Zoning District.

Question: Would the median detention ponds hold water and potentially be
able to breed mosquitoes?
Answer: The detention ponds are being designed to avoid that potential.
2. Question: It looks like there has been a change in the access to this
development. What is the change and why?
Answer: The plan now shows full movement to and from Fromme Prairie
Way, along the north side of the development. However, the
site layout will discourage most traffic to Fromme Prairie Way.
