Jim,
You can access Section 29-678 of the Transitional Land Use Code Regulations on-line on the City's
website ... www.fcgov.com. You would go to the appropriate site(s) as follows:
• City Directory
- Citizen Resources
- Municipal and Land Use Code
* Land Use Code
* Colorado Code Publishing Company
- Online Code Books
Fort Collins
- Transitional Land Use Regulations
- scroll down to Section 29-678 ... Required improvements prior to
issuance of building permit.
If the property owners of the Seneca Center were agreeable to eliminating the proposed and approved
residential component in their center, a request would have to be processed through the City as a Major
Amendment. It would be a Type II, Planning and Zoning Board review and public hearing, based on the
nature of the (land uses) neighborhood center. This process would take 7 - 8 weeks (minimum) from
"formal" submittal to public hearing.

Any direction on the code for Overlook Development (OD) road reimbursement
to them and further how much time and who is the decision maker on changing
their project from multi use to just commercial?
Tomorrow, 11 AM, David Karst and I meet with the Overlook Group (Pietenpol,
Hawe and Schrader) to talk about our positions(!) and try to come to an
agreement ("what we are going to do with this" - according to Hawe). Will
let you know the outcome. TKS JIM
