In my reading of the Submittal requirements to date, I have some clarifying questions, red line answers will work fine: Is any change expected from the 10/14/2203 checklist or the10/30/2003 submittal requirement definitions? No, there are no changes to these documents in the works or planned for the near future. The Submittal Requirements sheets and Submittal Checklist sheets that are on the City's website are current. * Is the number of copies and list of property owners prepared for the neighborhood meeting sufficient for you? Yes, another set of sticky -back label sheets, with the same Affected Property Owners, is sufficient to submit with your Project Development Plan (PDP). This list was prepared in February, 2004, which is well within our maximum 6-month time limit for APO's. There are 140 labels in the set, or a $70.00 mailing fee (@ $0.50/label) owed to the City with the PDP submittal. Also, my records show that the APO mailing fee for the neighborhood meeting (also $70) has not been paid. This can be done at time of PDP submittal. * How do I obtain a certification of Type I review? The determination as to your project being a Type I or Type II review will be made and assigned at the time of a PDP submittal to the City (at the Current Planning Department window). * Will this property require a Hazardous Materials Impact Study? That is something that you, as the Developer, will have to determine. Is there anything on -site, surface or sub -surface, that will require a HazMats Impact Study to be submitted to the City and the Poudre Fire Authority for review? * Will a specific agreement be required between me, the city and the Seneca Center group for the PDP or the Final? The City will require that a standard Development Agreement between you, the Developer, and the City be done at time of Final Review and before recordation of your development plans. The City will not be involved in any 3-party agreements with you and the Seneca Center group. * Please indicate the size of check to include with the PDP for review, mailing, signs,etc. Your submittal fee will be $6,069.00. This includes the fee for a PDP w/Subdivision Plat ($5,879), the sign posting fee ($50), and 2 APO mailings ($140 or 2 @ $70/list).
