Folks have cars, often multiple cars and use their garages for access, leaving the garage doors open for the day and having their driveways serve as the connection to the home. We can't predict/regulate human behavior if a homeowner decides that all his/her ped traffic is from the garage side, which is why the parking is needed for spillover parking off the driveway. Maybe someone decides to wash their car, clean their garage, rinse off their driveway, etc. and needs to move their cars out of the garage temporarily (if the cars are even stored in the garage to begin with), they are not likely to drive around the corner to park, they will park in front of their driveway which in this case will be on bikelines without the additional width provided. With regards to the letter of intent issue, again, I have a letter of intent that I read covers only Tract 7. An encroachment is occurring however in an other area outside of Tract 7 which isn't apparently covered in the language. I can't feel comfortable that the letter of intent correctly identifies all the areas impacted by offsite easements and thus can't support scheduling a hearing. Thanks, Marc >>> Jim Newcomb <jnewc@verinet.com> 08/27/04 10:52AM >>> I don't understand the concern on Lot 14 parking. A driveway to public street without parking adjacent to the lot is of concern for us; The home fronts on PVD with 70' of street. This lot has more parking available for entrance because of a side driveway than most of the other homes. Surely more parking space is not needed. Marc - I am disappointed. The letter of intent already covers the area called tract one as we knew it. All of us involved with the LOI thought it was just 7 along the East side. We will make a giant effort to get a new faxed copy of a corrected LOI to you today. I don't even know if Joe Coulter is in town. I leave tomorrow AM for two weeks. It doesn't seem like this issue should hold up scheduling a hearing when the intent is already with you and the attorney's are working on the documents for the final application. This requirement would work well as a final submittal because the HOA is willing to sign off in Harmony Ridge Filing 2 with city approval in the concept currently illustrated. This LOI will be coming, please assist our project in having Steve schedule a hearing.
