13. The Natural Resources Division is still reviewing the preliminary PUD proposal and
have not yet completed their comments. Please contact Rob Wilkinson or Susie Gordon,
at 221-6600, if you want to discuss what their concerns may be.
14. Can a planned bicycle path be connected to the proposed park site in the Ridgewood Hills
PUD to provide for alternative transportation to the park?
15. You should contact Tim Buchanan, the City Forester, to schedule a meeting on -site for
the purpose of reviewing and evaluating existing trees. Tim can be reached at 221-6640.
16. The Advance Planning Department has stated that the mix of land uses looks good, but
the walkability is marginal. The experience of this place would appear to be out of the
"negative" side of the recent Visual Preference Survey. Under All Development Criterion
A-2.6 Pedestrian Circulation in the Land Development Guidance System, it would be
ideal to try to make the collector access through the project more attractive. The proposed
duplexes are the only dwelling units facing the collector street, and they form a series of
garage doors.
17. The Residential Density Chart and the Business Service Uses Point Chart need to be
discussed as soon as possible.
* The "for certain" base points on the density chart total 12, with the major
employment center in question. The bonus points being taken have not yet been
substantiated. Where is the offsite open space and what assurance is there that is
can be acquired and accepted by the City? We should discuss these concerns as
soon as possible. At this time staff sees about 40 to 45 points maximum being
earned on the density chart.
* The point chart earns 20 of a maximum 48 points, equaling 42%. Being part of a
center and joint parking are questionable.
This completes the review comments at this time. Additional comments may be forthcoming as
the various departments and reviewing agencies continue to review this request. Please be aware
of the following_dates and deadlines to assure your ability to stay on schedule for the January 22,
1996 Planning and Zoning Board hearing:

Plan revisions are due no later than the end of the working day, January 4, 1996. Please
contact me for the number of folded revisions required for'each document.
PMT's (photo reduction of Site Plan, Landscape Plan, Building Elevations to 8.5" a 11"),
rendering (one each colored full-size Site or Landscape Plan and Building Elevations), and
8 folded copies of the final full-size Site Plan, Landscape Plan, and Building Elevations
revisions ( for the Planning and Zoning Board" members packets) are due on January 16A,
1996.

7. The comments received from the Zoning Department are as follows:
a. It is preferable not to show topographic lines on a subdivision plat map.
b. The Site Plan needs to show building dimensions; 48' is shown for the depth of an
individual office but no width. The same comment for the connecting roof on the
offices.
C. Show a setback distance from property lines to building envelopes for the
commercial uses, including a depth for the daycare.
d. You should contact Carol Tunner, Historic Preservationist with the Advance
Planning Department, to review the historic barn and any other existing structure
on the property that is 50 years or older. There could be restrictions or
requirements associated with demolition or alteration of older structures.
e. Show bicycle rack locations.
f. Locate and indicate the use of all easements on the subdivision plat maps.
g. The lots areas should be shown on the subdivision plat.
h. The standard note about the requirements for installation of landscaping, or escrow
or letter of credit in lieu of, should be included on the Site and Landscape Plans.
8. A copy of the comments received from the Building Inspection Department is attached
to this letter.
9. The Light & Power Department has stated that the subdivision plat needs to show all
dimensions, including the length of all street frontages and the area of each lot and tract.
If water services are "shared trench" on the lot line, these services must be coordinated
with the electric plans prior to water installation.
10. A copy of the Water Conservation Standards comment sheet from Tim Clark, the City's
Water Conservation Specialist, is attached to this letter.
11. There are extensive comments from Sheri Wamhoff of the Engineering Department. A
copy of the comments is attached to this letter.
12. A copy of the comments received from Basil Hamdan of the Stormwater Utility is
attached to this letter.

Dear Cathy,
Staff has reviewed your documents for the Shenandoah PUD, Preliminary that were submitted
on November 20, 1995, and would like to offer the following comments:
The water and sanitary sewer services for this development would be provided by the Fort
Collins -Loveland Water District and the South Fort Collins Sanitation District. A
copy of the comments received from Mike DiTullio, the District Manager, is attached to
this letter.
2. A copy of the comments received from Susan Peterson of U.S. West is attached to this
letter.
3. The Planning Unit of the Thompson School District R2-J have stated that the students
from this proposed development would be bussed to all schools; therefore, a bus pick-up
and shelter would be needed on either Trilby Road or County Road 32. Currently, busses
do not travel through subdivisions. Both middle and high schools are currently at or
beyond desirable capacity. A copy of the Development Impact Report, with projections, is
attached to this letter.
4. A copy of the comments received from Gary Huett of the Public Service Company is
attached to this letter.
5. Columbine CableVision TV have stated that they need the tracts to be marked on the
subdivision plat as utility easements; and all other utility easements also need to be marked
on the plat.
6. The Police Services have stated that Halima Court needs to be renamed; it sounds too
much like Helena Court, which already exists.
