The Natural Resources Board has approved this land as a donation for open space. The land is located south of Trilby and east of Shields. A deed in escrow will be submitted as part of the record. Attached to this letter is a survey of employment within 3000' of the site and it adequately substantiates the points taken for employment center. The office park can be considered as being part of a center by providing adequate pedestrian and vehicular connections to the surrounding uses. (see note # 16 above.) Regarding the Ridgewood Hills Amended O.D.P., we have included revised copies with this resubmittal. The changes are as follows: Victoria Drive has been re -aligned to allow a larger parcel for B-8. The 36 acre neighborhood service center parcel has been reduced to 20 acres. This smaller sized parcel will still allow up to 150,000 s.f. of retail, office, and other service -oriented uses. • In the southeast corner of the site, a 8 acre parcel has been created with a Business Services uses label. This designation allows retail, office and a variety of uses, therefore we can eliminate the "Office/R&D" label and still have office as an allowed use. We felt it was more appropriate to label parcels B-9 and B-8 as Business Services because of the definition in the L.D.G.S. In addition, parcel B-8 was increased to 20 acres by absorbing the wetlands area and due to the re- akignment of Victoria Drive. Parcels A-12, A-13, and A-14 were adjusted to bring the Business Services use parcle closer to parcel B-8. Parcels A-12 and A-13 were also adjusted accordingly. A traffic study has been submitted for the file. • The need for right turn lanes and / or acceleration lanes at these intersections will be studied more closely at final design. The applicant is aware that additional R.O.W. may be needed along College Avenue and future R.O.W. has been indicated on the plans. • Avondale Road lines up with a collector street that is proposed to go through the Ridgewood Hills development. It begins at Trilby Road and loops southeast to intersect with Victoria Drive. • The alignment of Victoria Drive and County road 32 will be aligned and configured at time of final design. • O.K., the traffic engineer will obtain the necessary permits when required. • O.K. • The 7' sidewalk along College Avenue is shown as running through several easements. If it becomes necessary to relocate the walk, then we will do so. • This change is reflected on the Site Plan. • The detention pond in the northeast comer of the site has been eliminated. Other comments regarding the Subdivision Plat and Utility Plans are being addressed by the Civil Engineers. 12. O.K. 13. O.K. 14. Several bike/pedestrian paths are located along the western boundary o the Shenandoah property. These are shown connecting to the future Ridgewood Hills development and the planned park and school sites. 15. O.K. 16. The applicant feels that adequate pedestrian/vehicular/bike connections are being achieved this site. Aside from sidewalks along the streets, several connections are being made to the west. In addition, many options are available to get people from the office park to the retail portion. These include a T sidewalk along College Avenue and a bridge connection over the tree filled "ravine" to the convenience center. A "necked down" intersection at Victoria Drive and Triangle Drive provides a safe pedestrian connection to the future retail site. Triangle Drive is not designed as a collector, but a local street. To alleviate the garage door look, side entry garages and shared driveways have been implemented.
