Jim Sell Design will address all other issues not addressed by this letter. Northern Engineering will make a submittal of the revised Utility plans, as well as the revised Drainage and Erosion Control Study as soon as they are finalized. Collins/Loveland Water District supplied to the City, which show that the owner did comply with the State regulations for pesticide control. Item 9 - Jim Sell Design will address comments regarding the Site Plan. Landstar Surveying will has also been provided with a copy of comments regarding the plat. In regard to comments on the Utility Plans The note will be added. The drainage study does address the fact that there is less than historic flows out onto College. There is not a sump condition in the driveway. Dimensions and additional labels will be added to clarify the Utility plans. A detail sidewalk location control plan has been added. The utility easements will also be designated as pedestrian access and bicycle easements. A detail of the limits and types of curb and gutter has been added to the utility plans. Plans will be clarified regarding the turn lane into the site. Ditch Company signature will be obtained. A signature block is being provided on the cover sheet. An agreement regarding maintenance is currently being drafted by the legal representative for Mr. Fetig, and the Ditch Company attorney. Striping plan already indicates the location of this sign. Sidewalk will be modified. Details will be modified to represent what is being built. Matt Delich is working with Sheri regarding the State access and on the question of whether this should be Right in and Right out only. The State Highway access permit is currently being pursued. Item 10 - This plat does dedicate an additional 10' of Right -of -Way. All other comments will be addressed on the Final Plat by Landstar. The final plat will not show topographical features, this is only a requirement of the preliminary plat. In addition, Northern Engineering received copies of comments from the District regarding domestic water and sanitary sewer service to the site. All onsite issues have been addressed, and copies of the revised plans will be sent to the District for further review. The District has requested an offsite sanitary sewer easement, and the owner does possess a letter of intent from the owner of the Shenandoah property for this easement. The owner will also require an agreement to tie into the existing Sanitary sewer main, north of his property (this main has not yet officially been taken over by the District). (NES) received regarding the Final Utility plans for Fossil Creek Nursery, as detailed in a letter to Jim Sell Design from Mike Ludwig dated December 15, 1995. Item 1 - Will change line size to 6" Item 2 - Will notify Landstar to make the change on the Final Plat. Item 3a & b - Will notify Landstar to make these changes on the Final plat Item 3c - Owner has been notified. Gas services are not shown on our Final Utility plans. Item 7a & b - Will modify Final plat and Utility plans to reflect 1996 and Final. Item 8 - Attached is a copy of Stormwater Utilities Comment sheet, with Northern Engineering's response. This report is currently being modified and will be submitted to the Stormwater Utility as soon as possible. Stormwater did discuss in their comments of the need for a downstream easement to drain into Robert Benson Lake. There has been a tentative agreement reached with the City for a license to drain into this lake. Stormwater also had a comment regarding the use or monitoring of pesticides. The owner will provide a quantified list of all types and amounts of pesticides he currently used for the past year on his site.
