RE: Vehicular Access Variance
Fossil Creek Nursery
Dear Mike,
We are requesting a variance for not meeting Criteria 1 on Point Chart D,
which states that "each of the following applicable criteria must be answered
'yes' and implemented within the development plan." Criteria 1 , which we
answered no to, asks "Does the project gain its primary vehicular access from
a street other than South College Avenue?"
There is an existing residence on the property, which utilizes an existing curb
cut onto College Ave. The proposed plan retains the residence, and will retain
the curb cut for access for the commercial use onto College Avenue. At this
point in time there is no development around the site to allow for a point of
access other than onto College Avenue. The proposed plan does allow for a
future access point to the west of the property, which will be coordinated with
the adjacent property owner. (see attached plan) When the future connection
is made to the west, limited access will be allowed to and from the site and
College Avenue. (see Traffic Study)
