Policy 22-- the project is contiguous to existing
development
Policy 43b- wetlands found on -site will be preserved and
enhanced

RE: Fossil Creek Nursery P.U.D.
Planning Objectives
Dear Board Members:
Fossil Creek Nursery P.U.D. is a 14.590 acre project located on the west
side of College Ave. south of Trilby Rd. A 2.46 acre commercial nursery
will share the site with an existing residence and 11.90 acres of nursery
stock grow area.
Access & Circulation
Access consists of improving an existing entrance for the combined use by
both the commercial nursery and the existing residence. The existing
access point is off College Ave. A proposed future access point will allow
access other than College Ave. Parking for the nursery is provided near the
existing/proposed sales buildings on the northwest area of the project.
Land Use
Most existing buildings will be utilized for the nursery sales and service
facilities. A greenhouse is proposed as an addition to an existing building.
The existing residence will be used as a caretaker's residence and a design
office for the nursery. Utilizing the existing buildings for the nursery allows
the nursery stock grow areas to be used as visual accent and buffer from
College Ave. Existing wetlands located on the site will be enhanced and
preserved to create an amenity for the project. The mature trees located on
the site will be pruned and preserved.
