Northern Engineering also contacted Terry Farrill at the Ft.
Collins/Loveland Water District and the South Fort Collins Sanitation
District in regard to these proposed site changes. The overall intensity
of the site will remain essentially in tact, and they did not express any
concerns about the proposed changes, and that additional preliminary
documents would not be required.
Northern Engineering also contacted Sheri Wamhoff with the City of Fort
Collins Engineering Department regarding the revised site plan. If this
site plan is approved by the City, State and P&Z Board, Northern
Engineering would ensure that close coordination would occur with all
reviewing agencies that might have additional comments to the revised
site plan in addition to all comments received to date.

RE: Shenandoah Preliminary
Revised Site per P&Z Board recommendations
Dear Steve,
On or about May 30, 1996, Vaught -Frye Architects will be submitting to
you a revised site plan for the Shenandoah P.U.D. This letter is intended
to address any engineering concerns which may arise regarding the
revised site plan.
As you are aware, the site is being revised because of suggested
changes brought out at the P&Z Board hearing. In particular, proposed
Victoria Drive is being realigned so it does not align with Victoria Drive
east of College Avenue.
Northern Engineering contacted Glen Schlueter regarding the proposed
site changes. The primary intent of the site, with regard to stormwater
runoff remains intact. I have attached a sketch of the Preliminary
Drainage plan, as submitted to the City in January, 1996, and a sketch of
the revised site plan. As you can see, the two detention ponds,
associated with the original preliminary design have remained in tact,
and the four primary drainage outfall points are also in the same
location. Therefore, the realignment of Victoria Drive will not have an
impact on the intent of the preliminary drainage study submitted and
reviewed by the City.
Should this new site plan be acceptable to the P&Z Board, and the City
staff, the preliminary drainage and erosion control study for this site
could be updated to reflect the new site plan. It is the intention of the
owner to proceed directly into final design of this preliminary once
approval is obtained, and may be an unnecessary step in the review
process.
