slope stability problems. Please provide slope stability measures over the relocated
storm line.
Due to the excessive velocities in the proposed line, the use of a drop manhole is
suggested in order to reduce the potential for erosion.
Please provide a revised erosion control plan for this area.
Please provide a copy of the revised utility plan set with the next submittal as none
was received by Stormwater with this first submittal.

1. Please re -submit the affected utility plan sheets. There has been a change in
your engineer (from TST to Northern).
This completes staff comments at this time. Additional comments may be .
forthcoming from City departments or outside reviewing agencies if they are
received by the Current Planning Department. This development request is
subject to the 90-day revision re -submittal requirement (from the date of this
comment letter) as set forth in Section 2.2.1l(A) of the Land Use Code.,Be sure
and return all of your redlined plans when you re -submit.

Since this is already an approved PUD, you will need to get the original Harmony
Ridge PUD Utility Plans (C-3 1735) and recreate the sheets you will be changing
and then bubble the changes. Based on what you've submitted, it appears that you
will need to resubmit sheets 5,6,7,10,11,12,14,15,19,20,21,26, and 27, as well as
the Site and Landscape Plans.
26
Sheet 7 - Landscape Plan: Remove the grading and darken up the utility lines.
More comments to follow on resubmittal. (This will be resubmitted as the old
Landscape Plan from the 1 st filing with the changes bubbled).
30
The water and sewer lines must be abandoned at the main per FCLWD and
relocated according to current District Standards.
31
See redlines for further comments. Since you will be resubmitting an entirely new
set as discussed earlier, more comments to follow.
