The 1:1 and 2:1 slopes may present slope stability problems. Please provide slope stability measures over the relocated storm line. (repeat comment) Due to the excessive velocities in the proposed line, the use of a drop manhole is suggested in order to reduce the potential for erosion. (repeat comment) Topic: Inlet on Dusty Sage Loop 74 Please identify the overflow path for the inlet on Dusty Sage Loop, make sure that the overflow condition due to plugging will not cause water to enter the two adjacent buildings in between which the pipe is proposed. Topic: Plat 71 The plat needs to be signed by the ditch company since the replat involves easements owned by the ditch company. Why is the easement between lots 113 and 114 being done by separate document and not on the replat? If it is not being done by separate document then remove the note to that effect from the overall utility plan sheet. Please make sure that the drainage easement for the proposed pipe extended all the way to the pond and does not end at the point between lots 113 and 114. This proposed easement extension it seems would contradict with the "exclusive" Fort Collins Loveland District sanitary sewer easement. Department: Zoning Issue Contact: Jenny Nuckols Topic: General 1 No comments The outstanding issues are not significant enough to delay the scheduling of an administrative public hearing for this development request. They must be resolved prior to the public hearing, however. Current Planning needs an Affected Property Owner's (APO) list for the required notification mailing, which must take place at least 2 weeks prior to the public hearing date. The APO list must be on 8.5" x 11" sheets of sticky back labels and must include all property owners with 500', in all directions, of the development site. Department: Stormwater Utility Topic: Ditch Company Signature Issue Contact: Joseph Gerdom Issue Contact: Basil Harridan 73 The utility plans need to be signed by the ditch company as there are several features planned that could severely affect the operation and maintenance of the ditch easement. Topic: Erosion and Sediment Control t 70 Harmony Ridge Phase 1 Replat Lots 16-22 May 7, 2002 Plan must have standard erosion control notes Need a brief erosion control report, calculations, surety, etc. What is the reseeding schedule, seed mix? A note should be on the erosion control plan explaining how this is to be accomplished. Topic: Grading 72 This revised plan will cause the two buildings to the south (lots 110-115, 71 and 72) to be extremely close to the existing ditch. Please provide a parallel ditch to prevent sediment from entering the ditch during construction activities. These two buildings cause slopes of 1:1 and 2:1 that are excessive to the south. These slopes will render the maintenance of the storm drainage pipe to be impossible, they will also threaten some severe erosion into the Trilby Lateral. It is recommended that the possibility of a retaining wall be entertained at several of these locations. The swale adjacent to the proposed bike path and sanitary sewer easement to the east needs to be sized and a typical cross-section should be shown on the plans. Will this swale need to be lined to prevent erosion ? Please provide energy calcs. Approved variances will be listed here when they're approved. 67 Design the midblock ramp for the Kathy Fromme Prairie sidewalk connection according to detail 16-4a. . 68 Lenor - the TST plans show this sidewalk as 8' and it appears that you are proposing a 12'. You can construct the 12' if you wish (I'm sure people would LOVE this) but just to avoid confusion in the field later, could you add "l2' concrete in lieu of the 8' " to your note that references the TST project? This would only apply if the developer decides to keep the 12' versus the 8'. Thanks very much! Still missing the drainage and utility easements in the southwest area. Still need to provide all the easements noted as "by separate document". 60 03/06/02: Need a Private Access Easement detail for lot 67. 61 03/06/02: Is the sanitary sewer easement on lot 115 dedicated with this plat or by separate document? Please provide the appropriate note as well as the document if applicable. . 62 03/06/02: Did the developer's attorney determine whether or not the owner of Tract 7 needs to sign the plat? The boundary is incomplete. The curve at Prairie Ridge Drive and Dusty Sage is not identified. 2. The name of the plat in the dedication statement does not match. 3. The plat needs a note about Tract 7. What is it? Who owns and maintains it? 4. What are the lot areas? They must be shown on the plat. 5. What are the outer boundary monuments? 6. The title should include "and vacated Morning Dove Lane". The plat should show how this right-of-way was vacated. The connection to the existing sanitary sewer manhole is to be core drilled . and the invert reconstructed as necessary. b. The District will operate heavy equipment and trucks within the District's easement as may be required for maintenance. C. The water tap to Lots 67 - 70 is to be located at least 10' upstream of the valve. 76 Tract 7 is affected, changed with this replat; therefore, the owner(s) of Tract 7 must approve and sign the plat.
