The homeowners will want some usable space behind their lot. Retaining walls should be looked at since these slopes are too severe. The City will NOT approve a grading plan with such slopes. This comment has been made in previous rounds and has yet to be,satisfactorily addressed. Please identify an overflow path for the inlet on Dusty Sage Loop. . Please size and provide a typical cross section for the Swale to the east of the bike path. Will this swale need to be lined to prevent erosion ? Please provide energy calculations. FCLWD easement by the Cathy Fromme Prairie dedicated by separate document. Are you keeping the portion no longer needed or vacating it? If keeping it, than just need to show it. If vacating it, then show the area being vacated and note that it is being vacated by this plat. How is the new area being dedicated? If by separate document, then will need to show and label with the reception #. If dedicating by plat, show and label ,"dedicated by this plat". 85 9/24/2: From Technical Services: Plat is tied to the wrong section and wrong 1/4 corner. Topic: Utility Plans 78 9/24/2: Correct line 7 and 8 of the index to match the individual sheet's title. 79 9/24/2: Correct the project location in the vicinity map to reflect the actual project's size and location. Department: Stormwater Utility Issue Contact: Basil Hamdan Topic: Drainage Report 88 Currently the revised drainage calculations are scattered through some revision sheets that are from different dates and are hard to keep track of. Please consolidate the revised calculations into a revision document and make it an addendum to the original drainage report. Topic: Easements 87 Please provide the documents required vacating the easement for the existing to be removed, and dedicating a new easement for the revised line. Topic: Erosion Control 91 Plan must have standard erosion control notes and a construction schedule. What is the reseeding schedule, seed mix? A note should be on the erosion control plan explaining how this is to be accomplished. Topic: Landscape 69 5/8/2: Remove the words "by others" from the landscape plan. All of the landscaping must be complete before CO's can be issued regardless of who installs it OR they can put up a bond if they wish. 9/24/2: I see the comment by Natural Resources requiring you to make the distinction of landscaping done by others and landscaping done by this project. You may do this (assign landscaping by developer) but the above comment still stands. All of the landscaping must be complete before COs can be issued regardless of who installs it OR the developer can put up a bond to ensure that it will be completed. Topic: Plat 63 03/06/02: Make corrections to the Statement of Ownership and Subdivision as shown on the attached Plat Language document. See redlines. 9/24/2: Correct the Statement of Ownership and subdivision - see redlines. Correct "Dust Sage" to read "Dusty Sage" on the vicinity map. Correct Attorney's "Certification" and Surveyor's "Statement". The outside boundary and legal description do not close by 19.5'. 2. The legal description does not match the plat map. 3. The subdivision plat is tied to the wrong section and 1/4 corner. Please contact Technical Services, at 221-6588, if you have questions about these comments. Department: Engineering Topic: General 77 Issue Contact: Susan Joy 9/24/2: The FCLWD utility easement to the Cathy Fromme Prairie is not shown correctly on all plan sets (Site, Landscape, Utility, Plat) and needs to be coordinated. The old easement must be shown- are you keeping or vacating the area no longer needed? You can keep the whole thing if you like, you just need to show it and label with the new reception number if dedicated by separate document OR you can dedicate the additional area by the plat.
