The revised grading plan shows some very severe; the 1:1 and 2:1 grades are not
realistic in the rear of the units. The homeowners will want some usable space behind
their lot. Retaining walls should be looked at since these slopes are too severe. The
City will NOT approve a grading plan with such slopes. This comment has been made in
previous rounds and has yet to be,satisfactorily addressed.
Please identify an overflow path for the inlet on Dusty Sage Loop. .
Please size and provide a typical cross section for the Swale to the east of the bike
path. Will this swale need to be lined to prevent erosion ? Please provide energy
calculations. Repeat Comment

separate document. Are you keeping the portion no longer needed or vacating it? If
keeping it, than just need to show it. If vacating it, then show the area being vacated
and note that it is being vacated by this plat. How is the new area being dedicated? If
by separate document, then will need to show and label with the reception #. If
dedicating by plat, show and label ,"dedicated by this plat".

that are from different dates and are hard to keep track of. Please consolidate the
revised calculations into a revision document and make it an addendum to the original

5/8/2: Remove the words "by others" from the landscape plan. All of the landscaping
must be complete before CO's can be issued regardless of who installs it OR they can
put up a bond if they wish.
9/24/2: I see the comment by Natural Resources requiring you to make the distinction
of landscaping done by others and landscaping done by this project. You may do this
(assign landscaping by developer) but the above comment still stands. All of the
landscaping must be complete before COs can be issued regardless of who installs it
OR the developer can put up a bond to ensure that it will be completed.

correctly on all plan sets (Site, Landscape, Utility, Plat) and needs to be coordinated.
The old easement must be shown- are you keeping or vacating the area no longer
needed? You can keep the whole thing if you like, you just need to show it and label
with the new reception number if dedicated by separate document OR you can dedicate
the additional area by the plat. You can also vacate the area no longer needed by the
plat or by separate document.
