Please provide a more complete detail of the retaining walls. Due to some outstanding significant concerns, primarily some repeat comments from Stormwater, another round of "paper copy" review is necessary. Please consolidate the revised calcs into a revision document and make it an addendum to the original drainage report. Topic: Easements 87 Please provide the documents required vacating the easement for the existing to be removed, and dedicating a new easement for the revised line. Topic: Erosion Control 91 Plan must have standard erosion control notes and a construction schedule. What is the reseeding schedule, seed mix? A note should be on the erosion control plan explaining how this is to be accomplished. 104 December 18, 2002 Bob Zachely indicates that he is still not satisfied that previous notes have been addressed. Please contact Bob directly at 224-6063 in order to make sure that he is comfortable with the plans. Topic: Plat 71 The plat needs to be signed by the ditch company since the replat involves easements owned by the ditch company. Why is the easement between lots 113 and 114 being done by separate document and not on the replat? If it is not being done by separate document then remove the note to that effect from the overall utility plan sheet. Please make sure that the drainage easement for the proposed pipe extended all the way to the pond and does not end at the point between lots 113 and 114. This proposed easement extension it seems would contradict with the "exclusive" Fort Collins Loveland District sanitary sewer easement. 103 Is the replat covering a portion of property owned by the HOA V If yes, then signature(s) by HOA would be required. Topic: Retaining Wall 105 Please provide a detail of the proposed retaining walls. Page 3 1 Topic: Plat 115 12/30/2: From Technical Services: The 13' utility easement and the South District easement along the SW side of Dusty Sage need to be better identified and dimensioned. 116 12/30/2: The boundary and legal close. Topic: Retaining Wall 118 12/30/2: Please provide more information on the proposed retaining wall. The detail shown is too general in nature. Topic: Utility Plans 95 11/22/2: Provide a detail of the bollards at the Ped/Maintenance Path to be approved by the Fort Collins Water District and the City of Ft. Collins. 12/18/02: Please find attached a detail of the PFA preferred flexible bollards. Please specify this type (a label on the appropriate plan sheets is fine) and make sure that your detail on page 8 doesn't conflict with this. 98 11/22/2: Sheet 4 of 8 Section A -A - Provide the depth of class 5 or 6 aggregate base. 12/18/02: Repeat comment. Please provide the requested information. Department: Natural Resources Issue Contact: Doug Moore Topic: General 117 No Issues with plans. Leslie Jones will supply NRD with a letter that confirms that we will agree in the development agree to set requirements, monitoring related to the mitigation of lost wetland. This letter should also state that a satisfactory mitigation plan would be required with a limit set on building permit for completion. Department: Stormwater Utility Issue Contact: Basil Hamdan Topic: Ditch Company Signature 73 The utility plans need to be signed by the ditch.company as there are several features planned that could severely affect the operation and maintenance of the ditch easement. 107 12/30/02 Please note that these plan will not be approved by the City unless they are signed off by the ditch company first. This is a repeat comment. Owners of Tract 7 must sign the subdivision replat. 120 Technical Services offered the following comments: a. The outside boundary and legal description do close. b. The 13' utility easement and the District's easement along the southwest side of Dusty Sage need to be better identified and dimensioned. 121 Terry Farrill of the Fort Collins -Loveland Water District and the South Fort Collins Sanitation District indicated that they have reviewed the latest development plans and have no comments or objections. 122. A copy of the letter and comments from Gary Stadele, the President of the Trilby Lateral, is attached to this comment letter. Department: Engineering Topic: General 119 Issue Contact: Susan Joy 1/8/03: Another 2 week round of review is required in order to address the few remaining repeat comments. To keep things moving, the City will start working on the Development Agreement while Northern Engineering prepares the next submittal.
