Dear Linda:
At the request of Dr. Avram Eskin, personnel from this office made an inspection of
the existing lot at the southwest corner of Drake Road and Harvard Street in Fort Collins.
The pur >ose of this inspection was to investigate the impact on site drainage of adding
several paved parking spaces to the lot.
It is our understanding that a final layout for the proposed parking has not been
select<:d. ()ur office, therefore, has not proposed a drainage plan nor have we calculated
storm:vater runoff for the site.
Mr. Glen Schleuter of the City's Stormwater Utility was contacted regarding drainage
from the si He stated that if the added impervious area is greater than 350 square feet,
detention �: ill need to be provided on the lot. Stormwater release could then be directed to
the curb flowline in either Drake or Harvard at appropriate rates.
Basel on our investigation of the site and on our conversation with Stormwater, it
appears th it the site could be easily improved to provide adequate site drainage which would
meet the recluirements of both the client and the City. Site topography and further study will
be needed to confirm this opinion. We anticipate that we will be providing this information
during the final Review process, after the land use issues have been resolved.
