Natural Resources Department: a) Noted; b) Site plan revised; c) Noted; June 23, 2000 Steve Olt Current Planning Department City of Fort Collins 281 North College Avenue Fort Collins CO 80524 RE: Harmony Ridge PUD, Phase II Response to the PDP Staff Review Comments Dear Steve: Lnnd"a,iw An.& elmr C, Planning On behalf of our clients, Jim Sell Design, Inc. is resubmitting Harmony Ridge PUD Phase II to the City of Fort Collins, for Planning and Zoning Approval under the Land Development Guidance System. As per our conversations with staff in regards to our original submittal, we have revised the plans from 123 Townhomes to 63 Single Family Detached Patio Homes. A request for a Minor Amendment to amend the Harmony Ridge Overall Development Plan is attached, along with the associated fees. The revised plans will have the primary access from Harmony Road through Phase I along Prairie Ridge Drive. Emergency access will be onto Fromme Prairie Way (old Harmony Road). Roads will be Public and constructed to comply with the City Standards for local roads, except for one road adjacent to Fromme Prairie Way, which will be a private drive. The addressing for the dwelling units along the private drive will be from the adjacent public street. Based upon your PDP staff review comments of February 24, 2000, please note the following: 1. Current Planning Department: Noted, Planning & Zoning Board makes all decisions; 2. Current Planning Department: Site Plan has change to 63 Patio Homes.
