Box 580 Fort Collins, CO 80525 RE: -949-95B Harmony Ridge PUD, 2nd Filing Dear Mr. Olt, /0 SOUTH FORT COLUNS SANITATION DISTRICT The Fort Collins - Loveland Water District and the South Fort Collins Sanitation District have reviewed the above mentioned project and submit the following comments. Easements are required, on the District's standard easement form for all facilities that are not located within the public ROW. Access to the easement needs to be addressed. District facilities are not to be located in drainage swales. There appears to be a vertical conflict between the storm drain and the water services for lots 11, 12 and 13. Erosion control over the District's existing sanitary sewer lne needs to be addressed Access for maintenance to the sanitary sewer line from manhole HR2-4 to manhole HR2 needs to be addressed. The retaining walls over the sanitary sewer line is not acceptable. The skewed crossing of the water line, sanitary sewer line and the 36" storm drain needs to be minimized. Casing pipe may be required depending on the length and depth of the crossing. Tract 2 is a District easement, the reference to open space, drainage and utility easement is to be removed. The concrete encasement on the ditch crossing detail is to be removed, the District requires a concrete cap. The District's curb stop typical is to be added and the meter pit typical deleted unless the use and location of the meter pit is specifically identified. The District will not allow a retaining wall within the existing easement of the 12 inch water line. The District does not allow trees within 10 feet of District facilities. 5150 Snead Drive, Fort Collins, CO 80525 Phone (970) 226-3104 Fax (970) 226-0186
