Attached are three sets of visual simulations prepared by the applicant's planner, Jim Sell
Design, Inc. The viewpoints were selected in consultation with you and Cameron Gloss at our
meeting of June 29, 2001 in order to compare the visual impact of the prior plan to the visual impact
of the revised plan from the two viewpoints determined by Staff to be most critical. View A is from
South Taft Hill Road. View B is from the trail in the Cathy Fromme Prairie Natural Area.
For each of the viewpoints, you are being provided with a Locater Map which identifies the
location of the cameraman on each of the base photographs in relation to the development, and a
copy of the base photograph. The photography was done in the early spring of 2001 (March) before
the prairie grasses turned green.
You are also being provided another copy of the simulations provided to you earlier this year,
which illustrate the visibility of the retaining walls and houses of the prior plan from the two selected
viewpoints. The first of these two simulations includes only the landscaping; the second includes the
landscaping and the additional plantings added to screen the retaining walls.
Finally, you are being provided with a new set of simulations for each of the selected
viewpoints which illustrate the significant changes made with the revised plan. The simulations
clearly show the wide, undeveloped area of the slope where the applicant has voluntarily eliminated
six lots (one more lot than originally proposed) and the absence of all retaining walls, except the few
still necessary in the steepest areas. The first of these two simulations does not include any
landscaping or screening; the second includes both landscaping as shown on the revised landscape
plan and the additional plantings added to screen the retaining walls, both with approximately five
years growth.
